Responsibilities
The Service Manager (SM) is responsible for the day-to-day oversight, management, and execution of routine and non-routine facilities operations, maintenance, and service work orders. The SM will report to the Project Manager (PM) and serve as the daily routine manager for Technical Staff.
- Ensure proper operation and maintenance of building systems in accordance with approved procedures, manufacturer specifications, and industry best practices.
- Monitor daily maintenance activities, ensuring work is completed on schedule and meets quality standards.
- Supervises the execution of preventive, predictive, and corrective maintenance programs.
- Provide day-to-day supervision, guidance, and accountability for technicians and shift leads.
- Reinforce standards, expectations, and procedural compliance across the workforce.
- Support training and development of staff to enhance technical capabilities and operational performance.
- Provide performance feedback to the PM to support personnel actions.
- Review CMMS (Maximo) work orders, service tickets, and operational logs for accuracy, completeness, and quality assurance.
- Ensure proper documentation of maintenance activities to support traceability and compliance.
- Identify trends and support root cause analysis through accurate data review.
- Develop, refine, and enforce standard operating procedures (SOPs) and methods of procedure (MOPs) for all facility systems.
- Ensure adherence to site safety policies, regulatory requirements, and customer standards.
- Coordinate procurement of materials, parts, and services required for maintenance operations.
- Maintain inventory levels, ensuring availability of critical spare parts and consumables to prevent delays in maintenance and repairs.
- Works with the Task Order Manager (TOM) to support coordination and oversight of subcontractors performing maintenance or project work.
- Verify work is executed in accordance with approved procedures and quality standards.
- Performs planning and work scheduling to minimize operational disruptions.
