Job Description
Key job responsibilities
Real Estate Contract Coordination
– Coordinate the end-to-end execution of real estate transactions including Letters of Intent (LOIs), leases, subleases, licenses, amendments, and surrenders
– Liaise with internal stakeholders (Legal, Finance, Real Estate, Operations) and external teams (landlords, agents, legal counsel) to progress transactions to execution
– Track and manage lease milestones including rent reviews, break options, expiry dates, and re-newal deadlines
– Ensure all real estate documentation is accurate, complete, and filed appropriately
– Support due diligence activities for new site acquisitions and disposals
Drafting Work Orders & Documentation
– Draft, review, and issue Work Orders under Master Service Agreements, ensuring scope, deliv-erables, timelines, and commercial terms are clearly defined
– Prepare and maintain supporting contract documentation including Exhibits, Schedules, Statements of Work (SOWs), and service specifications
– Draft Invoice, Billing, and Procedures documentation to support Work Order execution
– Ensure all drafted documents align with the parent agreement terms and SCFM standards
– Coordinate with Legal to incorporate required clauses, amendments, and additional Exhibits in-to draft Work Orders
– Maintain version control and document management across all contract documentation
– Create and maintain standardised templates for Work Orders and supporting documents to drive consistency across regions
– Lead negotiations for SCFM team on contractual documents required for facility retrofits and new build projects
Financial Business Case Preparation
– Prepare and develop financial business cases to support contract decisions, new site acquisi-tions, lease renewals, and capital investment requests
– Gather and consolidate financial inputs from Finance, Operations, and Real Estate to build ro-bust cost-benefit analyses
– Develop Total Cost of Ownership (TCO) models for lease vs. buy decisions, vendor selections, and service contract awards
– Present business cases to senior leadership and approval committees, ensuring clarity of assumptions, risks, and recommendations
– Track approved business cases against actuals and provide variance reporting where required
– Support budget planning by providing contract cost forecasts and financial projections
Contract Lifecycle Management
– Review, draft, and negotiate a variety of commercial agreements across SCFM including:
– Master Service Agreements (MSAs) and Work Orders
– Construction and engineering design vendor contracts
– Operations & Maintenance service agreements
– Security service contracts
– NDAs, SOWs, and general vendor agreements
– Manage contract renewals, extensions, variations, and terminations in line with business re-quirements
– Update and maintain standard contract forms, fallback clauses, and templates
End-to-End Approvals Management
– Own and manage the full approvals workflow for all SCFM contracts, transactions, and business cases
– Route contracts and business cases through Contract Central and internal approval systems, securing sign-off from Legal, Procurement, Finance, Real Estate, and Business stakeholders
– Track approval status, chase approvals, and escalate delays to ensure timely exe-cution
– Ensure compliance with Amazon’s Spend and Transaction Policy (S&TP) and delegated authority matrices
– Oversee Purchase Order (PO) creation and ensure all engagements are properly budgeted and approved prior to work commencing
– Maintain a clear audit trail of all approvals for governance and compliance purposes
Scoping & Compliance
– Validate that scope of work within contracts aligns with operational requirements and SCFM standards
– Ensure contracts incorporate appropriate Service Level Agreements (SLAs) and Key Perfor-mance Indicators (KPIs)
– Coordinate with Legal to resolve contractual queries and ensure governance standards are met
Stakeholder Management
– Advise the SCFM team on day-to-day contractual, transactional, and financial queries
– Support negotiation strategies and commercial alignment across all SCFM regions (AMER, EMEA, APAC)
– Work cross-functionally with Legal, Finance, Procurement, Real Estate, Operations, and Security teams
– Act as the central point of coordination between internal teams and external teams to drive transactions to completion
– Act as lead for the SCFM team in the engagement with internal teams, external counterparties and appointed outside counsels
Process Improvement
– Develop and implement standardised contract, approvals, and business case processes across SCFM
– Build scalable workflows that reduce execution timelines and address known bottlenecks
– Identify opportunities to simplify and optimise contracting and approvals processes globally

The Sr Contracts Manager understands the importance of continuous improvement and identify process improvements to improve build metrics. They look to standardize solutions and scale across regions for the betterment of the organization. They work in conjunction with Design Engineering, Environmental, Technical Infrastructure Program Management, Power & Cooling, Procurement, Real Estate, Legal, Security, Finance, Commissioning, Controls, Energy, and Infra Operations.
About the team
Supply Chain Facilities Management (SCFM) drive a global strategy to support the MOTOR vertical pillars (ACL, RRL, MFG) via standardization of space planning, design and construction, periodic and preventative maintenance, and security of our portfolio of global Supply Chain Facilities. The team support facilities, security and critical projects across our portfolio of buildings globally. The team manages our Integrated Facilities Management (IFM) partner comprising Facilities Managers, Building Engineers, Maintenance Technicians and Facilities Coordinators and global Design and QS contractor resources. Our goal is to provide essential proactive building preventive maintenance, high velocity service outage responsiveness, facility and project cost savings, optimal security posture aligned with HSCS guidance and structured project management services. Additionally, we see tremendous opportunity to leverage our core competency in facility and project management to deliver operational efficiencies to partner teams across AIS. AWS MOTOR is seeking a result-oriented Senior Constracts Manager supporting our Global SCFM operations. The Senior Contracts Manager will work across the full breadth of the SCFM organisation, managing
- Bachelor's degree in Business, Management, Real Estate, or another related field
- 3+ years of contracts management experience
- 6+ years of lease administration processes experience
- Experience reading and writing procedures, technical documents, and engineering drawings, or experience developing MOPs and SWMS for planned works
- Experience performing complex business case analysis to justify technical decisions and presenting the justification to management in a high-level review
- Experience in commercial property management for a real estate company
- Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
- Experience in financial modeling, P&L management or analysis, or experience in tax, finance or a related analytical field
- Knowledge of sourcing/procurement, building systems and maintenance, vendor management and customer service
- IACCM/World Commerce & Contracting certification or equivalent

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
