Job summary

As a Construction Manager in Residential Property Management, you will oversee and manage all construction activities related to a residential multifamily property. Your primary responsibility will be to ensure that construction projects are completed on time, within budget, and according to quality standards. You will coordinate with contractors, vendors, and internal teams to execute projects efficiently while maintaining a focus on safety, quality, and customer satisfaction.

Open to candidates in the following locations: Atlanta, GA or Denver, CO. This position has travel expectations of 50-75% across multiple states. 

Essential Job Functions
  • Project Planning and Scheduling: Develop comprehensive project plans, timelines, and schedules for residential construction projects. Coordinate with the Senior Construction Manager and Director of Capital Projects and Maintenance to ensure alignment of project objectives and timelines.
  • Budget Management: Prepare and manage project budgets, including cost estimation, budget allocation, and expenditure tracking. Identify cost-saving opportunities and manage expenses effectively to ensure projects remain within budgetary constraints.
  • Contractor and Vendor Management: Select and oversee contractors, subcontractors, and vendors involved in construction projects. Negotiate contracts, establish performance metrics, and ensure adherence to project specifications and quality standards.
  • Serve as the liaison between Renovation activities and on-site maintenance. Ensure on-site maintenance is informed and trained on proper utilization of completed renovation work.
  • Quality Assurance: Implement quality control measures to ensure that construction projects meet industry standards and regulatory requirements. Conduct inspections, review workmanship, and address any deficiencies promptly to maintain high-quality standards.
  • Safety Compliance: Promote and enforce safety protocols and regulations to create a safe working environment for construction personnel and residents. Conduct regular safety inspections, provide training as needed, and address any safety concerns promptly.
  • Communication and Coordination: Serve as the primary point of contact, facilitate effective communication, resolve conflicts, and provide regular updates on project progress.
  • Permitting and Regulatory Compliance: Obtain necessary permits and approvals for construction projects in compliance with local, state, and federal regulations. Ensure that all construction activities adhere to zoning laws, building codes, and environmental regulations.
  • Risk Management: Identify potential risks and issues that may impact project timelines, budgets, or quality. Develop risk mitigation strategies, contingency plans, and proactive solutions to address challenges and minimize disruptions.

Education and Experience
  • Bachelor's degree in Construction Management, Civil Engineering, or related field (preferred).
  • Proven experience in residential construction management, with a focus on multi-family properties.
  • Strong knowledge of construction methods, materials, and building codes.
  • Excellent project management skills, including budgeting, scheduling, and resource allocation.
  • Proficiency in construction management software and tools.
  • Effective communication and interpersonal skills.
  • Attention to detail and ability to maintain high-quality standards.
  • Leadership abilities with a focus on team collaboration and problem-solving.
  • Familiarity with safety regulations and best practices in the construction industry.
  • Ability to work in a fast-paced environment and manage multiple projects simultaneously.
  • Ability to handle multiple tasks and multiple priorities simultaneously.

Physical Requirements
  • The employee will be required to sit for extended periods, particularly during administrative tasks and project planning. Additionally, standing may be necessary during site visits or meetings. While the job involves primarily office-based tasks, occasional mobility is required. This includes walking within the office or between buildings, climbing stairs, stooping, bending, and navigating construction sites.
  • Must be able to lift up to 15 pounds at times.
  • Must be able to walk across a property with stairs and in a variety of weather.
  • These physical demands are representative of typical requirements for the position of Construction Manager. However, specific duties and responsibilities may vary based on the nature of the projects and organizational needs.

The base salary range for this position (intended for U.S. applicants) is $110,000 – $115,000 annually. In addition to base salary, this role is eligible for a discretionary bonus. The actual base salary will vary based on the applicant's education, experience, skills, and abilities, and alignment with market data.
