Job Description
Position Summary
The Investment Analyst plays a key role within the Investments’ team, contributing across Acquisitions & Development, Asset Management, and Debt Capital Markets functions. The Analyst provides underwriting, financial modeling, and analytical support for new investments and developments, as well as for the ongoing performance and financing of Article’s national student housing portfolio. Working closely with senior team members, the Analyst will assist with transaction execution, market research, asset management, and capital markets activities, gaining exposure to the full life cycle of student housing investments.
This role requires a highly organized, analytical, and detail-oriented professional who thrives in a fast-paced, team-oriented environment. Reporting to the Vice President of Investments, the Analyst will work onsite from our Chicago office and may travel up to 10% as needed.
Key Responsibilities
Acquisitions & Development
Assist in underwriting new acquisition and development opportunities by building detailed financial models, including return projections, sensitivity analyses, and partnership structures
Contribute to the preparation of investment committee materials, board presentations, and equity partner packages that clearly present deal assumptions and risks
Provide support in the transaction processes, including coordinating due diligence, communications with lenders, equity partners, and internal stakeholders, and assisting with other closing activities
Conduct market research on student housing supply, demand, comps, and broader trends to inform investment strategy
Asset Management
Support asset managers in monitoring property and portfolio performance versus budgets and business plans, and prepare reporting materials for investors, lenders, and capital partners
Contribute to annual business plans and asset strategies by assembling data, updating models, and tracking progress on initiatives
Collaborate with property management on budgets, leasing strategies, and capital projects to maximize asset value
Provide valuation and analytical support, including appraisal reviews, hold/sell analyses, and financial modeling for refinancing, recapitalization, and disposition opportunities
Debt Capital Markets
Support the evaluation, structuring, and execution of financing opportunities for new and existing investments
Assist with debt underwriting, lender due diligence, and covenant compliance across the portfolio
Maintain reporting and analyses of debt positions, refinancing opportunities, and market conditions
Qualifications
Bachelor’s degree in Finance, Real Estate, Economics, Engineering, or a related field
0–2 years of experience in real estate investment, development, brokerage, investment banking, or related field
Foundational knowledge of financial modeling, discounted cash flow (DCF) analysis, and joint-venture waterfall structures
Proficiency in Microsoft Excel and PowerPoint; ability to build and manage complex financial models
