What this job involves:
The Senior Commercial Manager leads a site-based team of commercial professionals, delivering comprehensive post-contract cost consultancy services to the client throughout the construction phase. This role combines strategic commercial leadership with hands-on contract administration, ensuring optimal financial outcomes, risk management, and contractual compliance for high-value construction projects.
What your day-to-day will look like:
- Allocate responsibilities and oversee workload distribution across the team
- Develop and implement commercial strategies aligned with client objectives and project goals
- Oversee all post-contract cost management activities across the project lifecycle
- Provide strategic commercial advice to the client on complex contractual and financial matters
- Oversee administration of construction contracts in accordance with applicable contract forms (NEC, JCT, FIDIC, etc.)
- Manage the project budget and cost plan throughout construction
- Assess and validate contractor variation proposals and quotations
- Review, analyze, and advise on contractor claims (delay, disruption, loss and expense)
- Lead the final account negotiation and settlement process
- Review and validate contractor's final account submissions
- Serve as the primary commercial interface between client and contractor
- Build and maintain strong relationships with client representatives
Required Skills and Experience:
- Bachelor's degree in Quantity Surveying, Construction Management, or related discipline
- Chartered status with RICS, CIOB, or equivalent professional body (highly desirable)
- Commitment to continuous professional development
- Minimum 10-12 years of post-contract quantity surveying/commercial management experience
- At least 5 years in a senior or leadership role managing commercial teams
- Proven track record delivering cost consultancy services on projects valued at $100M+
- Experience working on client-side or consultant-side post-contract roles
- Background across various sectors (infrastructure, commercial, residential, industrial)
Desired or preferred experience and technical skills:
- Expert knowledge of standard forms of contract (NEC3/4, JCT, FIDIC)
- Advanced understanding of construction law, contract administration, and commercial principles
- Strong financial acumen with expertise in cost planning, forecasting, and budget management
- Proficient in cost management software (CostX, Procore, or similar) and Microsoft Office Suite
- Excellent numerical, analytical, and problem-solving skills
- Strong knowledge of construction methods, sequencing, and project delivery
