
Right of Way (ROW) Lease Analyst
Job Description
Kinder Morgan (KM) is seeking a highly organized and detail‑oriented Lease Analyst to join the Land and Right of Way (ROW) Department, which manages all land‑related functions across the company’s four business units. The successful candidate will demonstrate strong analytical skills, dependability, and a commitment to delivering accurate, high‑quality results in a fast‑paced environment. Responsibilities include administering all aspects of Land and ROW payment setup and processing—such as wire transfers, CPI calculations, and the review and interpretation of ROW agreements—as well as coordinating with the Financial Reporting team to support forecasting and accrual activities.
What You Will Do
Essential duties and responsibilities include but are not limited to:
- Review, interpret, and process annual and term ROW agreements and related contract obligations
- Process payments in accordance with contractual obligations, including CPI adjustments and scheduled renewals
- Review payment forecasts and coordinate monthly check runs to support accurate and timely disbursement of funds
- Maintain accurate obligation, ownership, and payment records in the ROWDMAP database
- Provide research support and ROWDMAP updates for ROW Agents, and review rental recommendations as required
- Assist with variance reporting, forecast comparisons, and financial analysis
- Support annual 1099 preparation, research and corrections
- Identify and recommend process improvements to enhance efficiency and accuracy within ROW financial operations
- Provide professional customer service by responding to landowner and stakeholder inquiries and resolving outstanding payment issues
- Ensure compliance with internal controls, SOX requirements, and departmental policies
- Maintain current knowledge of industry practices and regulatory requirements related to ROW financial management.
What You Need
Preferred Experience, Skills and Knowledge:
- A bachelor’s degree in Accounting, Finance, Business Administration, or a related field is strongly preferred.
- Candidates may substitute a degree with equivalent professional experience in a land‑related role supporting Right of Way, land management, or land operations.
- 3+ years of experience in financial operations, accounting, right‑of‑way management, or contract analysis preferred.
Position Requirements:
- Strong understanding of financial controls, compliance, and/or SOX regulations
- Proficiency in ERP Systems (Infor Lawson preferred) and Microsoft Excel
- Excellent organizational skills and attention to detail
- Strong analytical and problem-solving abilities
- Effective communication and training skills
- Ability to work independently and collaboratively in a fast-paced environment
- Strong customer service skills with the ability to address and resolve inquiries efficiently and professionally
