Salary: $58,073.50 Annually
Travel Required: Approximately 65%
Work Schedule: Monday–Friday; occasional evenings and weekends as needed

Position Summary
Action Pathways is seeking a highly organized and experienced Facilities Manager to oversee the maintenance, safety, and operational readiness of agency-owned and leased properties throughout the service area. This position is responsible for planning, implementing, and evaluating preventive maintenance programs; managing facility repairs and vendor relationships; overseeing fleet operations; supervising maintenance staff; and ensuring compliance with health, safety, and regulatory requirements.
The ideal candidate will possess strong property and facilities management experience, technical knowledge of building systems, excellent customer service skills, and the ability to manage multiple projects and priorities.
Essential Duties and Responsibilities
- Oversee maintenance and service activities for agency offices, early childhood centers, food distribution facilities, culinary kitchen operations, and rental properties.
- Conduct routine inspections to ensure facilities meet health, safety, and regulatory standards.
- Develop and manage preventive and corrective maintenance programs.
- Coordinate and monitor contractors, vendors, and service providers to ensure quality and compliance with specifications.
- Maintain records regarding equipment, building systems, repairs, warranties, and property conditions.
- Assist in identifying, evaluating, and securing suitable facilities for agency programs.
- Manage agency leases, monitor expiration dates, and participate in lease renewal negotiations.
- Oversee property management activities and maintain property management databases.
- Serve as a liaison with tenants and ensure timely resolution of facility-related concerns.
- Supervise General Maintenance Workers, including scheduling, training, performance management, and work order oversight.
- Conduct quality monitoring of janitorial and housekeeping functions across agency sites.
- Prepare facility condition reports and recommendations for agency leadership.
- Respond to facility emergencies and after-hours urgent maintenance issues.
- Research and recommend energy-saving and sustainability initiatives.
- Manage fleet operations, including maintenance scheduling, safety compliance, asset tracking, and operational readiness.
Qualifications
Education
Bachelor’s degree in Property Management, Construction Management, Real Estate, Facilities Management, or a related field.
Experience
- Three (3) to seven (7) years of related experience in property or facilities management.
- Experience with tenant relations and property oversight required.
- One (1) to two (2) years of supervisory experience required.
Knowledge, Skills, and Abilities
- Knowledge of property, facilities, and project management principles.
- Understanding of building systems, including HVAC, electrical, plumbing, and general maintenance.
- Familiarity with building codes and regulatory requirements; knowledge of NC Day Care Licensing standards preferred.
- Strong organizational, communication, and problem-solving skills.
- Ability to prioritize work, manage multiple projects, and meet deadlines.
- Strong customer service orientation and interpersonal skills.
- Proficiency with Microsoft Office applications, databases, spreadsheets, and internet-based research.
- Experience developing and maintaining property management databases.
Required Certifications and Licenses
- Valid North Carolina Driver’s License.
- Reliable personal transportation.
- Annual TB test with negative results.
- First Aid and CPR certifications preferred.
Physical Requirements
The position requires frequent standing, walking, climbing, bending, kneeling, crawling, reaching, and lifting. Employees must be able to lift and carry materials and equipment as necessary to perform facility inspections and maintenance oversight.
