Create an exhaustive list of equipment with their specs & installations,
commissioning, warranty details etc.
Create an Operations & Maintenance plan for the above equipment.
Transition Tracker to be created & adhered to.
Inspection of the civil fabric/facade/periphery of entire building &
snag list to be prepared as required.
Electrical inspection of entire building along with projects & create
snag list.
Inspections of all engineering services as per project schedule for
commissioning. Snag list to be prepared for the same.
Ensure all snags are rectified before taking over.
Testing & checking for all equipment.
Inventory & supply chain management system to be defined
Tagging of all assets & creation of asset tracker.
Collection of all as built drawings of entire building,
system/equipment’s & check the system as per approved drawing.
A report to be prepared of any deviation found from as built &
approved drawing.
Prepare an observation report of all modification required for ease of
operation/maintenance for all equipment’s.
Conduct all activities as per manufacture’s recommendation before
starting of the system & equipment.
Takeover of all relevant documents of entire systems such as
Commissioning/Installation report, Purchase/Work Order, Warranty
details, O&M manual, Parts Identification list manual etc.
Conduct safety check for the entire building. Prepare a report for the
same.
Fit out/Interior work of office area to be inspected on regular basis as
per the approved Crescent bay CHSL plan & report to be created.
Any deviation observed to be noted & immediate action to be taken as
per the standard Crescent bay CHSL procedure.
Closing/Opening plans to be defined for all equipment.
Detail planning for smooth execution & creation of operations
schedule with SOP.
All Original Equipment Manufacturer contracts taken from projects to
be enforced with the Original Equipment Manufacturer agency.
Schedule to be defined & Monitoring of the operations of agencies on
daily basis (as per schedule & checklist).
Scope of work & SLA for each contractor/sub-contractor to be defined.
Critical Data – History analysis/Breakdown analysis.
Original Equipment Manufacturer trainings to site staff (wherever
applicable).
Critical spares – Forecasting.
Calibration records/ certifications.
Annual Maintenance Plan, PPM calendar/tracker.
Preparation of Site Planned Preventive Maintenance work
order/contract with agencies.
In-house Planned Preventive Maintenance schedule & checklist
execution.
Contract schedule to be tracked & monitored.
Co-ordination with service provider for PPM.
Preparation & implementation of daily Planned Preventive
Maintenance.
Monitoring with all Planned Preventive Maintenance agencies &
adherence to schedule.
Implementation of all service checklists.
History card & defect register implementation.
Critical & relevant spares/tools to be maintained.
Service/ breakdown Reports to be generated & maintained.
Capital assets replacement plan
Annual electrical inspections – PWD (Public Works Department)
Elevator Inspection – Electrical inspector.
Testing & inspection of all equipment’s as per test plan.
Test reports to be generated & maintained.
Escalation of any deviation found to concern company/service
provider.
Coordination with Original Equipment Manufacturer to correct the
deviation
Fabric checklist.
Life safety system - cause & Effect test.
Firefighting pumps testing.
Water testing as per schedule.
Thermal imaging for all electrical points & panels
Opening & Closing schedule of all equipment to be defined.
Monitoring of all equipment as per Plan.
Testing of all equipment as per plan.
Redundancy of critical equipment to be planned.
Maintaining of log books of all equipment mentioning all critical
parameters.
Maintaining all service checklists & history cards.
Supervision & verification of all log books & checklists.
Escalation of any deviation or disruption of any equipment or
process to the Company/service provider.
Maintaining shift Handover log books.
Stock register for equipment, materials and supplies to be
maintained.
