Role purpose
The key purpose of the Maintenance Officer is to support the seamless functioning of all operational elements. The Maintenance Officer is responsible for the general upkeep of the centre which involves routine maintenance tasks, required repairs, and actioning preventative maintenance tasks to avoid retailer and customer disruptions. This role ensures that all systems, including plumbing, electrical and HVAC, are functioning efficiently and safely. The Maintenance Officer is instrumental in maintaining the highest standards of safety, compliance, cleanliness, functionality and emergency preparedness through the general up-keep of the centre, contributing to a positive experience for retailers, contractors, staff and customers.PLEASE NOTE: The shift requirements for this role are Sun-Thurs -- 5am-1pm
Key Accountabilities
Operational & Maintenance Accountabilities
- Support the presentation of the building to the highest possible standard by maintaining and servicing facilities including staff toilets, loading docks, centre malls, public areas, and back-of-house spaces.
- Identify maintenance requirements of the building and proactively respond to defects within budget constraints.
- Carry out repairs and maintenance across the asset including:
- Internal and external lighting (including light globe replacements)
- Structures, carparks, roadways and signage
- Roof leaks and water ingress issues
- External paving, concrete repairs and cold bitumen reinstatement
- Doors, gates, and minor carpentry works
- Patching, touch-ups, minor plastering and painting
- Installation of access panels
- Undertake minor plumbing repairs and general building maintenance tasks across all areas of the centre.
- Complete repairs arising from operations team inspections and ad-hoc requests in a timely manner.
- Attend air conditioning retailer complaints
- Operate Elevated Work Platforms (EWP) safely where required and support inspections, repairs and installation works at height.
- Maintain and organise tools, equipment, spares and workshop supplies, including procurement coordination as required.
- Engage with retailers during maintenance works, particularly when responding to unforeseen issues (e.g. leaks, damage or service disruptions), ensuring clear communication and minimal operational impact.
- Support delivery of minor capital works and improvement programs across the asset.
- Administer the Computerised Maintenance Management System (CMMS), including raising, tracking and closing work orders.
- Manage routine maintenance and inspections of EWPs, vehicles and associated equipment where required.
- Contribute to emergency preparedness by maintaining strong asset knowledge, ensuring equipment functionality and supporting emergency management procedures when required.

Experience & Capabilities
Essential Experience (What you have done)
- Experience managing building services through trade or maintenance-based experience.
- Demonstrated ability to deliver reactive and planned maintenance works on time and within budget.
- Experience identifying and rectifying building defects including structural, hydraulic and finishing works.
- Awareness of risk management, HSE requirements and safe systems of work.
- Understanding of emergency warden responsibilities and confidence in responding to emergency situations.
Critical Knowledge (What you need to know)
- Strong understanding of contractor management, permits and safe work practices.
- Knowledge of both planned and reactive maintenance programs.
- Competency in general maintenance disciplines including:
- Basic plumbing
- Electrical awareness
- HVAC systems
- Carpentry and building repairs
- Knowledge of building fabric maintenance including roofing, paving, plastering and finishes.
- Ability to develop and support preventive maintenance schedules.
- Strong problem-solving capability for diagnosing and resolving faults.
- Effective communication skills for coordinating with contractors, tenants and internal teams.
- Strong organisational and time management skills.
- Attention to detail to maintain high presentation and safety standards.
- Knowledge of safety regulations and compliance requirements.
- Ability to work collaboratively within a team environment.
