Primary Job Responsibilities
- Collaborate with procurement and field personnel to reduce division housing costs.
- Develop business process procedures to ensure a consistent home release cadence and drive crew optimization principles
- Ensure the Resource Planning team has all appropriate documents required before releasing homes.
- Develop and implement the process for trade partner schedule adherence and all scheduling/rescheduling protocols.
- Develop and manage operational schedules and coordinate construction activities to ensure production, quality and costs meet specifications. Utilize scheduling to improve overall efficiency.
- Direct the RP team's communication to all trade partners regarding upcoming starts and homesite selections for material and mobilization planning.
- Enforce Division Change Order Process and ensure changes are communicated to all impacted parties.
- Responsible for building effective relationships with various municipalities.
- Manage and oversee all permitting requirements, including town and municipal zoning requirements.
- Responsible for setting up new communities on the scheduling system.
- Works closely with Construction, Procurement and Land Development pertaining to even flow releases and construction batching.
- Manages and oversees the building construction application approval process, issuance of permits, fee assessment, and payment processing.
- Track permit submittal application process and provide status updates to Division leadership on an ongoing basis.
- Oversee model home and subdivision start-up.
- Support Operations Leadership with annual, quarterly, and monthly business planning forecasts.
- Perform other duties as assigned.

Knowledge & Experience:
- Requires broad management and leadership knowledge to lead project or program teams in one department/area.
- Typically has advanced knowledge and skills within a specific technical or professional discipline with broad understanding of other areas within the department.
- Typically requires a University degree or equivalent experience and minimum 6-8 years prior relevant experience.
Required Skills/Knowledge
- Advanced computer skills, including expertise in scheduling software and strong proficiency in Microsoft Excel
- Demonstrated management experience, ideally within the construction industry
- Exceptional ability to collaborate and communicate effectively across teams and stakeholders
- Negotiation skills preferred
- Solid understanding of trade practices and internal cost drivers
- In-depth understanding of homebuilding construction processes
