Job Description:
At Regions, the Residential Appraisal Review Specialist underwrites residential mortgage property appraisals.
Primary Responsibilities
- Reviews and decisions incoming appraisals
- Ensures accuracy, quality, and compliance in all documentation
- Follows up on appraisal revisions with appraiser or Residential Valuation Services
- Communicates with sales and operations partners
- Receives explicit instruction on filing, recording, and organizing documentation associated with appraisals
- Reviews Low Risk reports as determined by Federal National Mortgage Association (FNMA), Consumer Unit (CU), Freddie Life Cycle Assessment (LCA) and General Anti Avoidance Rules (GAAR) scores
- May work with third party vendors in the execution of property appraisals for assets within the various stages of delinquency and default processes
- Reviews a mixture of Government Appraisals and Conventional/Portfolio Appraisals
- Provides advice and guidance to less experienced associates as needed
- Ensures compliance with risk management programs, rules and regulations, and cybersecurity practices; identifies opportunities for and supports process improvements; applies disciplined change management practices
This position requires the tracking of time and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.
Requirements
- High School Diploma or GED
- Two (2) years of appraisal review experience or Federal Housing Administration (FHA)/Veterans Affair (VA) designation
Skills and Competencies
- Ability to interpret and ensure compliance with applicable rules, regulations, and industry guidance
- Knowledge of Federal National Mortgage Association (FNMA), Federal Home Loan Mortgage Corp (FHLMC), Federal Housing Administration (FHA), Veterans Affairs (VA), United Stated Department of Agriculture (USDA), and Portfolio appraisal guidelines
- Strong analytical skills
- Strong verbal, written communication, and organizational skills
- Strong work ethic and self-motivation
Strongly Preferred:
- Direct Endorsement (DE) Certification
- Active FHA DE credential
This position requires a minimum of three working days in the office.

Pay ranges are job specific and are provided as a point-of-market reference for compensation decisions. Other factors which directly impact pay for individual associates include: experience, skills, knowledge, contribution, job location and, most importantly, performance in the job role. As these factors vary by individuals, pay will also vary among individual associates within the same job.
The target information listed below is based on the Metropolitan Statistical Area Market Range for where the position is located and level of the position.
