Position Summary
We are seeking a highly motivated, self-starting On-Site Management Executive to oversee the daily operations of a luxury condominium building in New York City. This individual will be responsible for delivering exceptional resident service, maintaining high operational standards, and managing the building’s financial performance with a strong focus on budgeting and cost control.
Key Responsibilities
Building Operations
- Oversee all day-to-day operations of a luxury condominium property
- Maintain the building to the highest standards of cleanliness, safety, and functionality
- Conduct regular inspections of common areas, mechanical systems, and amenities
Resident Relations
- Serve as the primary point of contact for residents and unit owners
- Address inquiries, concerns, and service requests promptly and professionally
- Foster a high-end, hospitality-driven resident experience
Financial & Budget Management
- Prepare and manage the annual operating budget
- Monitor expenses, identify cost-saving opportunities, and control variances
- Review monthly financial reports and work closely with accounting teams
- Oversee reserve planning and capital expenditure tracking
Vendor & Project Management
- Manage relationships with vendors, contractors, and service providers
- Negotiate contracts and ensure quality service delivery
- Oversee maintenance schedules and capital improvement projects
Compliance & Administration
- Ensure compliance with NYC regulations, building codes, and condo bylaws
- Maintain accurate records, reports, and documentation
- Coordinate board packages, reports, and meeting materials
Team Leadership
- Supervise on-site staff including concierge, porters, and maintenance personnel
- Provide leadership, training, and performance management
- Promote a culture of accountability and high performance
Qualifications
- 3–7+ years of property management experience, preferably in luxury residential
- Strong budgeting and financial management experience required
- Knowledge of NYC condominium operations and regulations
- Proven ability to work independently and take initiative
- Excellent communication and problem-solving skills
- Proficiency in Microsoft Office and property management software
