Job Description

Position Summary

The Pre-Funding Quality Control Specialist is responsible for reviewing loan documentation prior to funding to ensure accuracy, completeness, and compliance with Bank policies, approved credit structures, and regulatory requirements. This role focuses on higher-risk and complex loan transactions, including real estate and large-dollar credits, to verify that approvals, collateral, and supporting documentation are properly executed and in place prior to disbursement.

Essential Duties and Responsibilities

  • Review loan files prior to funding to ensure documentation is complete, accurate, and consistent with approved terms.
  • Validate loan approvals, conditions, and supporting documentation against credit presentations and approval authorities.
  • Verify proper execution of loan documents, including signatures, dates, and required disclosures.
  • Review collateral documentation, including lien position, UCC filings, real estate filings, and supporting collateral documentation.
  • Confirm required insurance, title work, and other supporting documents are in place prior to funding.
  • Identify discrepancies, missing documentation, or policy exceptions and communicate findings to appropriate staff.
  • Place holds or escalate issues as needed to prevent funding of incomplete or non-compliant loans.
  • Ensure covenant requirements and conditions precedent to funding are satisfied.
  • Maintain accurate records of reviews and support audit and compliance requests as needed.
  • Collaborate with lenders, loan operations, and credit administration to resolve issues in a timely manner.

Education and Experience

High school diploma or GED required. Associate or bachelor’s degree in business, finance, or related field preferred. Two or more years of experience in loan operations, credit administration, underwriting support, or related banking functions preferred. Equivalent combinations of education and experience will be considered.

Knowledge Requirements

Understanding of consumer and commercial loan documentation. Familiarity with real estate and non-real estate loan structures. Knowledge of collateral requirements, lien perfection, and UCC filings. Awareness of regulatory and compliance expectations related to loan documentation.

Ability

Ability to solve practical and operational problems involving loan documentation and funding requirements. Ability to interpret and apply loan policies, approval conditions, and regulatory guidance in a pre-funding environment.

Skills

Strong analytical skills with the ability to identify discrepancies and potential risks. Ability to read, analyze, and interpret loan documents, credit approvals, and legal documentation. Effective written and verbal communication skills. Strong organizational and time management skills. Proficiency in Microsoft Office and loan processing/core systems. Ability to work independently while maintaining a high level of accuracy and confidentiality.

Physical Demands

Work Environment

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The environment would be consistent with a typical business office with moderate noise, services open to the public and the ability to work in a confined area typically indoors.
