- Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
- Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
- Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
- Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
- Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
- Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
- Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
- Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
- Maintain the required uniform and ensure a professional and approachable appearance at all times.
- Perform other responsibilities as assigned by management.
- High school diploma or equivalent required.
- Basic English communication skills to follow instructions and interact with residents and team members.
- Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
- EPA Certification (Type I and II) preferred; may be required in some locations.
- Basic computer skills, including the ability to use maintenance management software and email systems.
- Strong problem-solving skills and ability to communicate effectively with residents and team members.
- Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
