Job Description

PURPOSE AND SCOPE:

The Real Estate Transactions & Portfolio Strategy Lead is responsible for leading all real estate transaction activities and portfolio strategy across U.S. office, laboratory, and manufacturing locations.

This role drives the development and execution of a comprehensive real estate strategy aligned with business growth, operational requirements, and financial objectives. The leader partners closely with senior stakeholders to optimize the portfolio footprint and ensure disciplined capital allocation across diverse and complex asset types.

This role reports to the Head of US Office, Lab & Plant Real Estate & Corporate Security.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

Real Estate Transactions & Deal Execution

  • Lead all real estate transactions across U.S. offices, labs, and plants, including site selection, leasing, acquisitions, dispositions, and renewals.
  • Negotiate complex agreements to secure optimal financial, operational, and contractual outcomes.
  • Manage the full transaction lifecycle from strategy through execution and close.
  • Partner with Legal, Finance, and Procurement to ensure compliant and efficient transaction execution.

Portfolio Strategy & Footprint Optimization

  • Drive and execute a comprehensive real estate strategy aligned with long-term business objectives and operational needs.
  • Partner with stakeholders to define and continuously optimize the real estate footprint across offices, laboratories, and manufacturing facilities.
  • Identify opportunities for expansion, consolidation, relocation, and cost optimization.
  • Provide strategic insights on market conditions, location strategy, and portfolio risks/opportunities.

Financial Management & Capital Discipline

  • Drive disciplined financial management of real estate capital and operating spend across the portfolio.
  • Develop financial models, business cases, and investment analyses to support decision-making.
  • Ensure alignment with budget targets, ROI expectations, and capital planning processes.
  • Track and report on key financial metrics, including cost savings, deal performance, and portfolio efficiency.

Stakeholder Engagement & Business Alignment

  • Engage senior leaders and business stakeholders to align real estate strategy with growth plans and operational priorities.
  • Serve as the primary advisor on real estate economics, investment decisions, and portfolio optimization.
  • Support executive approvals and governance processes for major real estate investments.
  • Collaborate with cross-functional teams to ensure alignment across planning and execution.

Leadership & Collaboration

  • Lead and develop a team of real estate professionals and/or manage external brokers and transaction partners.
  • Collaborate closely with Business Partners, Design & Space Planning, Construction, Facilities, and Corporate Security teams.
  • Partner with the Global Real Estate Center of Excellence (CoE) to align on strategy, tools, and best practices.
  • Provide executive-level reporting on portfolio performance, transactions, and investment outcomes.

SUPERVISION:

EDUCATION AND REQUIRED CREDENTIALS:

  • Bachelor’s degree in real estate, Finance, Business, or related field required
  • Master’s Degree (e.g., MBA or Real Estate) preferred

EXPERIENCE AND SKILLS:

  • 10–15+ years of experience in real estate transactions, portfolio strategy, or related field
  • Strong experience in complex, multi-asset environments (offices, laboratories, manufacturing)
  • Deep expertise in lease negotiation, acquisitions/dispositions, and portfolio optimization
  • Strong financial acumen, including modeling, investment analysis, and capital planning
  • Proven ability to influence senior stakeholders and drive executive decision-making
  • Experience managing external brokers and transaction partners
  • Strong understanding of real estate markets and transaction structures
  • Excellent communication, negotiation, and stakeholder management skills
  • Ability to operate effectively in a complex, cross-functional environment
