Position Overview:
The CMMS Specialist (Maximo) is responsible for the overall governance, administration, functionality, and data integrity of the IBM Maximo Enterprise Asset Management system. This role acts as the primary link between maintenance, operations, engineering, and IT to ensure optimal performance, reliable asset data, proactive maintenance planning, and compliance reporting.
Essential Duties and Responsibilities:
Maximo Administration: Manage user access, application design, workflow configuration, security groups, and system settings within IBM Maximo (e.g., v7.6 or MAS 9.0).
Data Integrity & Governance: Maintain and audit the integrity of the Asset Database, ensuring accurate hierarchy, functional locations, and equipment specifications.
Preventive Maintenance (PM) Optimization: Create, update, and optimize Preventative and Predictive Maintenance schedules, job plans, and safety plans based on OEM recommendations and reliability data.
Work Order Management: Oversee the lifecycle of work orders, from generation to closing, ensuring accurate capturing of maintenance labor, materials, and repair history.
Reporting & Analytics: Develop and present daily/weekly/monthly CMMS reports on KPIs such as PM compliance, maintenance labor hours, schedule attainment, and mean time between failures (MTBF).
Training & End-User Support: Provide training and ongoing support to Maintenance Planners, Supervisors, and Technicians on Maximo functionality.
Integration & Technical Support: Serve as technical support for system upgrades, patches, testing, and troubleshooting, including interaction with the Integration Framework (MIF).
Perform additional duties as assigned.
Education and/or Work Experience Requirements:
High school diploma or GED is required
Minimum of 2-5+ years of experience with Maximo Asset Management System (frontend administration preferred)
Proficient in SQL for reporting, Maximo Application Designer, and Workflow configuration.
Strong understanding of maintenance work management processes, inventory control, and asset management principles.
Strong verbal and written communication skills with the ability to work effectively across teams
Proficiency in Microsoft Suite (Word, Excel, Outlook)
Ability to manage multiple priorities, meet deadlines, and perform well; consistently deliver results in dynamic and high-demand setting.
Strong attention to details with commitment to data accuracy and quality
Ability to work independently and follow established processes and procedures.
Possess and maintain a valid driver license.
Working Conditions:
This is a hybrid office-based position.
This position will require in-person and electronic interactions with Maximo users
This is a salaried position, which can at times require long hrs. of work to meet deadlines.

Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.
Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards.
Must be able to talk, listen and speak clearly on telephone.
Must be able to travel extensively to locations within his/her area of responsibility.
Must be able and willing to work long hours as required.
