Assistant Maintenance Director - MetroWest Area, MA
General Statement of Duties: Provides day-to-day maintenance management for a select group of properties as assigned within a particular region or regions. Takes a team approach to successfully execute, troubleshoot, and monitor day-to-day maintenance related responsibilities at multiple properties. Maintains a fast-paced schedule which may include monthly overnight travel. Responsibilities include but are not limited to: effectively executing on preventative maintenance, working with and managing external contractors to complete capital projects and other property repairs through the required bid-process at properties, executing on required day-to-day tasks for employee and resident safety, hands-on facilitation to ensure inspection readiness with external agencies through work order completion and coordination, and providing hands on training, onboarding, mentoring and performance management. This position will cover the MetroWest/Boston area with sites in Hudson, Littleton, Framingham, Maynard, Westwood, Medfield and other locations as assigned.
Supervision Received: Reports directly to the Senior Maintenance Director or Maintenance Director.
Supervision Exercised: One direct report (a Lead Maintenance Technician split between 4 sites).

Essential Functions of the Position: (Any one position may not include all the duties listed, nor do the listed examples include all duties that may be found in positions of this class)
Builds positive, active, and collaborative relationships with residents, communities and associated agencies to directly create and influence a positive customer, employee, and external stakeholder experience.
Leads by example while aligning maintenance operations with property objectives.
Ensures adherence and compliance with day-to-day company policies, procedures and practices.
Works directly with maintenance employees and contractors at assigned communities to support day-to-day operations.
During scheduled time at each property, completes maintenance inspection checklists to identify and directly remediate observable deficiencies and risks.
Works alongside all other property team members to ensure inspection readiness with external agencies, including NSPIRE, through direct work order completion and coordination.
Assists in executing new staff training alongside the Property Manager, through completion of orientation checklist for Maintenance Supervisors that is required for day-to-day success.
Works alongside property team members and contractors to ensure apartment turnovers and renovations are completed efficiently and timely while maintaining company standards; this includes scope of work development, material selection and ordering, scheduling of work, and quality control inspections.
Works collaboratively with maintenance leadership and other team members on executing capital projects and supply ordering in conjunction with budgeted requirements and property needs.
Implements required safety practices at properties, conduct training and audits to ensure day-to-day safety practices are followed.
Works directly with other property team members to accomplish property-based objectives.
Troubleshoots day-to-day operational problems and participates in scheduling daily, weekly, and monthly tasks and deliverables, including preventative maintenance work order generation and management.
Participates in implementing day-to-day energy and utility savings initiatives including property walks, installation of new systems, and procuring more energy efficient appliances and systems where possible.
Reviews payroll issues for maintenance team members, as necessary.
Directly executes and coordinates disaster recovery efforts at properties when natural disasters/crisis occurs alongside the property team.
Prepare requisitions and contracts for maintenance equipment, supplies, and services.
Prepares, maintains, and executes on maintenance and capital improvement budgets through handling of the RFP and bid process with external contractors and direct project management, where necessary.
Assists with snow removal where necessary.
Works patiently, professionally, and cooperatively with residents and staff while preserving the confidentiality of resident information.
Responsible for making sure team members participate in monthly safety training.
Attends construction job meetings
Works collaboratively with the Property Manager and others to help resolve employee issues.
Conducts maintenance meetings.
Responsible for assuming the duties of other site maintenance staff during periods of vacancy or extended time off.
Minimum Qualifications:
Education: High School Diploma or GED required. Bachelor’s Degree or Certificate in facilities management, engineering, architecture or similar discipline is preferred. Proficient with Excel, Yardi and other systems as required.
Experience: Five years of related property maintenance or construction supervision work experience. Designated certifications as required.
Qualifications and Skills: Ability to manage and supervise maintenance staff. Ability to manage multi-priorities and multi-tasks for portfolio properties. Must possess analytical skills along with neat and orderly work habits. Maintain a valid driver’s license. Possess adequate knowledge of plumbing, electrical, and heating systems. Able to maintain a fast-paced schedule which may include monthly overnight travel for up to a week at a time. Must be available to support the team and provide supervisory support and assistance 24 hours per day, seven days a week (excluding vacations or personal emergencies). Ability to handle emergency situations and pressure due to complexity and time sensitivity. Ability to be an active team member within the Company. Ability to preserve and respect resident and applicant confidentiality.
Physical Capabilities: Candidate must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised overhead, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
Compensation: $100,000 - $110,000 annual salary
Actual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
