Job Description

JOB PURPOSE:

Be an integral part of the team that evaluates land development opportunities (both finished Lot purchases and residential land development projects), provides management and oversight of land/site development and then supports homebuilding and sales teams for the successful selling and home construction of those communities.

 

Duties and Responsibilities

  • Land Development
    • Estimate and solicit bids for residential site development projects
    • Assist in the negotiation of subcontract agreements and proposals
    • Create and manage lot fit matrix for site development projects
    • Work with purchasing, production and sales teams to secure and/or provide approvals, permits and documentation
    • Assist in securing permits, bonds and other sureties as needed for land development projects
    • Coordinate and negotiate with inspectors, developers and homebuilding team regarding deliverables, schedules and issues
    • Contractor coordination, site visits, documentation and inspections, scheduling, progress meetings, preconstruction meetings for ongoing development project.
    • Assist in the management and oversight of development partner projects and lot deliveries
    • Finished lot inspections and documentation 
  • Administrative Duties
    • Track historical development costs for future project evaluation
    • Tracking material pricing increases and decreases
    • Track and manage Erosion Control & Stormwater permitting
    • Track and Manage the project bonding, bond reduction/release process (completing work, coordinating inspections, release bonds)
    • Maintain bond and permit records and manage renewals as needed
    • Management of improvement plans and permit plan sets


QUALIFICATIONS:

Knowledge and Skills

  • High level of interpersonal skills – with the ability to professionally interact with homebuyers, other team members, inspectors, contractors and developers.
  • Self-motivated, ambitious, organized with the ability to prioritize and function successfully with minimal direct supervision. Ability to multi-task in a fast paced environment and can demonstrate drive and initiative to excel.
  • MS Office 365 level computer skills required – including Word, Excel, Outlook, Powerpoint, etc.
  • Strong analytical skills

 

Education and Work Experience

  • Associates or Bachelor’s Degree in business, engineering or construction management or, prior experience in home building and/or land development preferred
