Position Overview
The Civil and Interior Works Manager will oversee all civil, structural, and interior maintenance, renovation, and improvement projects across the facility management portfolio. This role requires a hands-on leader who can manage multiple projects simultaneously while ensuring quality standards, budget compliance, and minimal disruption to facility operations.
Key Responsibilities
Project Management Manage end-to-end execution of civil and interior works including repairs, renovations, refurbishments, and fit-outs. Develop project plans, timelines, and budgets for planned and reactive maintenance works. Coordinate with internal stakeholders, tenants, and external contractors to schedule works with minimal operational impact. Ensure all projects are delivered on time, within budget, and to required quality standards.
Technical Oversight Conduct regular facility inspections to identify maintenance requirements and potential risks. Assess structural integrity issues, water ingress problems, flooring defects, ceiling damages, and interior finishes deterioration. Review and approve technical drawings, specifications, and method statements from contractors. Ensure compliance with building codes, safety regulations, and quality standards.
Contractor and Vendor Management Source, evaluate, and manage relationships with civil contractors, interior specialists, and material suppliers. Negotiate contracts, rates, and service level agreements to optimize cost and quality. Monitor contractor performance, conduct site inspections, and ensure adherence to scope of work. Manage contractor safety compliance and coordinate permit-to-work processes.
Budget and Cost Control Develop annual capital expenditure and operational maintenance budgets for civil and interior works. Track project costs, process invoices, and maintain accurate financial records. Identify cost-saving opportunities without compromising quality or safety. Prepare regular financial reports and variance analysis for management review.
Compliance and Safety Ensure all works comply with local building regulations, fire safety codes, and environmental standards. Implement and monitor health and safety protocols for all contractors and workers on site. Conduct risk assessments and maintain proper documentation for audits and regulatory inspections. Coordinate with HSE teams to investigate incidents and implement corrective actions.
Stakeholder Management Liaise with building occupants, tenants, and property managers regarding planned works and service disruptions. Respond promptly to maintenance requests and coordinate emergency repairs. Provide regular project updates to senior management and clients. Build strong working relationships with all internal and external stakeholders.
Qualifications and Experience
Education Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field. Professional certifications in Project Management (PMP, PRINCE2) or facility management are advantageous.
Experience Minimum 5-7 years of experience in civil and interior works management, preferably in facility management or property maintenance. Proven track record of managing multiple projects simultaneously in occupied buildings. Experience with commercial, residential, or mixed-use facilities preferred. Strong understanding of building systems, construction methods, and interior finishes.
Technical Skills Proficiency in project management software and MS Office suite. Ability to read and interpret architectural and engineering drawings. Knowledge of building codes, safety regulations, and quality standards. Familiarity with procurement processes and contract administration. Understanding of budgeting, cost estimation, and financial reporting.
