POSITION SUMMARY

 

The Leasing Manager of the Millyard Technology Park is responsible for the leasing of office space. The ideal individual is highly skilled in assessing prospective tenants' needs and closing sales. The Leasing Manager enforces leases and regularly updates the property owners on key data such as the building's occupancy rate, tenants' rents per square foot, and other statistics. The Leasing Manager should have a basic understanding of New Hampshire landlord-tenant law and standard lease provisions. Finally, the ideal candidate is comfortable networking with business decision-makers and attending or organizing events to solicit more business a monthly basis, at a minimum.

 

DESCRIPTION OF THE PROPERTY

 

The Millyard Technology Park is home to approximately 65 tenants, including Crown Linen Service (Crown), the anchor tenant. The owners of Crown also own the Millyard Technology Park. The tenants represent a diverse group of small businesses, including technology start-ups, law firms, financial planners, and psychiatrists.

 

Crown occupies about one-third of the building's rentable space. In total, the building is 250,000 square feet, divided between two wings. The West wing is a three-story refurbished textile mill that was built in the late 1800s. The East wing is a five-story concrete building dating back to the 1930s. Both wings offer unique work spaces of all sizes, ranging from individual suites to large open-concept units that are over 4,000 square feet.

 

The building sits on 14 acres of land along the shores of the Nashua River in Nashua, New Hampshire. Tenants can feel like they are in the New Hampshire countryside while still being less than a mile from Main Street in downtown Nashua and the Everett Turnpike. Unlike many other refurbished mill buildings, the Millyard Technology Park has ample free parking for over 200 cars. Other amenities include a boat launch, on-site cafeteria, on-site maintenance, and much more. Given the age and unique traits of the property, building management and ownership must be poised to address a diverse range of maintenance and leasing needs.

 

PRIMARY DUTIES AND RESPONSIBILITIES

 

  • Leasing / Sales
    • Respond to all incoming phone calls and other inquiries (website form, LoopNet messages, or in-person drop-ins) from prospective tenants
    • Effectively assess prospective tenants' office space needs
    • Provide tours of the building for prospective tenants, real estate agents / brokers, vendors, and other interested people
    • Represent the building at networking events, including but not limited to those organized by the Nashua Chamber of Commerce
    • Effectively market the building's vacant space through the building's website, social media pages, direct mail, and any other means approved by the building owners
    • Organize building events to attract community interest and promote the leasing of space (for example, host a breakfast for local real estate brokers)

 

  • Renewing and Enforcing Leases
    • Negotiate, draft, and enforce all tenant leases
    • Work with existing tenants to renew leases, and raise rent rates as required by building ownership
    • Enforce rules of occupancy
    • Investigate and resolve tenant complaints
    • Collect late rent payments, if necessary

 

  • Office Responsibilities and Miscellaneous
    • On-board process for new tenants, such as creating and updating a welcome packet, drafting all paperwork for lease signing, and programming of keys
    • Communicate with building maintenance team to share updates as needed
    • Profit and loss responsibility
    • Budget for yearly expenses and adhere to that budget
    • Maintain quarterly occupancy reports for Principals, and present those occupancy reports to Principals

REQUIRED SKILLS AND TRAITS

    • A polite customer service tone is one of the most important aspects of this.
  • Responds quickly and reliably to phone calls, texts, and emails when off-site

  • Ability to work well not only independently but also with others
  • Strong sense of customer service, especially when diffusing conflict and de-escalating situations with dissatisfied tenants

  • Proficiency with Microsoft Office, mainly Word and Excel

 

EDUCATION, TRAINING AND EXPERIENCE

 

  • College diploma (Bachelor's Degree is preferred)
  • Building Owners and Managers Association (BOMA) certification is preferred
  • Knowledge of NH landlord / tenant law is preferred
  • Minimum of 5 years' experience in sales
  • Basic knowledge of property maintenance issues (e.g., HVAC systems, plumbing, light construction) is helpful, but not required

  • Walk long distances inside the building
  • Walk long distances around the property (outside) in all seasons

  • This is an in-person position (not remote).
  • Salary: $75,000 / year
    • There may be opportunities for additional compensation, depending on experience level, qualifications, and building occupancy rate as assessed on an annual basis.
  • Schedule is 8 a.m. to 5 p.m., Monday – Friday. The ideal candidate will be able to accommodate night or weekend space showing requests on a case-by-case basis, if building ownership requires it.
