The Role

We are seeking a detail‑oriented Research Analyst to support the Zonda Demographics Advisor team in delivering long‑range planning services to K‑12 school districts. This role plays a key part in supporting the development and presentation of student enrollment projections, attendance boundary scenarios, and facility planning solutions. The Research Analyst researches new housing developments using Zonda’s proprietary housing data, supplemented with independent research through city documents and direct outreach to developers and municipal officials, and prepares clear, accurate presentation materials used by Advisors when working with school district clients.

What You'll Do

  • Research and track new residential housing developments using Zonda’s proprietary housing databases.
  • Conduct independent research by reviewing city and county documents such as planning commission materials, zoning cases, plats, permits, and council agendas.
  • Contact developers, builders, and city officials to verify development details, timing, and scope.
  • Create, edit, and maintain GIS datasets supporting housing development and demographic analysis.
  • Use GIS tools to map, analyze, and validate development locations and related data.
  • Organize, validate, and maintain housing development data with a high level of accuracy and attention to detail.
  • Prepare maps, tables, and presentation materials that support housing and demographic analysis.
  • Assist with the development of client‑ready presentations used by Advisors in meetings with school district clients.
  • Collaborate with internal teams to ensure data consistency, accuracy, and quality across deliverables.

What You Bring

  • Clear written and verbal communication skills, including the ability to interact professionally with internal teams and external contacts.
  • Strong attention to detail and commitment to data accuracy.
  • Working knowledge of GIS software and workflows, including creating, editing, and managing spatial data.
  • Ability to analyze, map, and manage geospatial data related to housing and development activity.
  • Proficiency with Microsoft Office, particularly Excel and PowerPoint.
  • College degree or equivalent experience in market research, economics, geography, planning, or a related field.
