Principal Objective/Role Overview:
Graham Windham is seeking an experienced Facilities Associate II for its 1946 Webster Avenue location in Bronx, NY. The ideal candidate will have broad knowledge of facilities operations, including porter services and general building maintenance.
Responsibilities include maintaining facility infrastructure; HVAC systems and related controls; boiler and water tank systems; normal and emergency power distribution systems; fire and life safety systems; and building trades such as carpentry, plumbing, painting, wall covering, flooring, and masonry. This role may also provide support at other Graham facilities and events as needed.
This position performs minor facility repairs based on verbal and written requests and supports other facilities staff during high-volume periods, emergencies, and inclement weather. The Facilities Associate II identifies and reports faulty equipment, safety issues, improper operations, and unusual conditions to the assigned supervisor. The role also helps maintain records of repairs and vendor visits to support compliance with local, state, and federal requirements and follows all safety standards, including responding to emergency calls and help desk requests.
Ensure that the agency facilities department vehicle is maintained in satisfactory condition.
Job Responsibilities:
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.
- Primary daily duties include cleaning assigned areas by sweeping, mopping, dusting, vacuuming, and wiping down common spaces throughout the shift.
- Maintain high-traffic areas, including the main entrance, elevators, stairwells, and lobby.
- Sanitize and disinfect restrooms, conference rooms, and family meeting areas throughout the shift.
- Manage trash and recycling, including placing waste out for collection on designated days.
- Maintain outdoor building areas as needed.
- Demonstrate working knowledge of the tools and equipment used in facility and grounds maintenance.
- Use basic hand tools and other equipment safely and effectively.
- Maintain strong knowledge of OSHA standards, NYC building codes, and safety procedures.
- Lift, grasp, and carry supplies or equipment weighing up to 75 pounds.
- Climb stairs and ladders and work at heights of up to approximately 25 feet.
- Apply knowledge of wall finishing, painting, wall coverings, plastering, plumbing, and architectural finishes.
- Maintain inventory of supplies needed to perform job duties.
- Report major deficiencies and items that cannot be readily repaired to the direct supervisor.
Position Qualifications:
- High school diploma preferred.
- At least 5 years of progressively responsible building maintenance experience, preferably in the nonprofit, human services, or government sector.
- Demonstrated ability to work inclusively and collaboratively with program, fiscal, and administrative leadership, as well as external stakeholders.
Salary & Compensation:
- Base Salary or Hourly Rate: $27.10 /Hour
- FLSA Status: Non-Exempt
