GENERAL FUNCTION
The Maintenance Supervisor II will oversee assigned duties, inspect work, and investigate complaints regarding maintenance/custodial services and take corrective action. The Supervisor will provide inventory updates of supplies and equipment, direct/assist new employees, monitor the safety/cleanliness of the building and monitor the performance of department employees. Though primary responsibility is to direct and coordinate the work, the Supervisor II will also perform functions as well in order to meet the needs of the facility.


KNOW HOW
 Must at least 21 years old, have a high school diploma, or its equivalent.
 Minimum 2 years experience in related areas: housekeeping and general maintenance, including experience/ability to operate small and large machinery, such as vacuums, buffers and hand tools, such as hammers and screwdriver and supervising related employees.
 Maintain current certifications in CPR AED and First Aid, and attend other mandatory trainings, such as New Employee Orientation, Child Abuse Prevention and Safety and Risk Management within 30-60 days of employment.
 Requires strong interpersonal and supervisory skills and the ability to work independently, solve problems with minimal direction, manage multiple tasks, supervise and train staff and communicate effectively with members, guests and staff to ensure well-maintained facilities.


PRINCIPLE RESPONSIBILITIES
 Designated as a First Responder in the event of an emergency.
 Assist in performing simple maintenance tasks on pool, HVAC, hydraulic and pneumatic systems clean, sanitize and deodorize designated areas, including floors mopping, sweeping, and vacuuming using manual and power equipment).
 Additional cleaning responsibilities include woodwork, walls, windows, multilevel stairways, sidewalks, entrance ways, and offices.
 Assure staff duties are being followed and completed.
 Model and instruct others in safety practices and procedures.
 The daily duties also include and are not limited to replacing light bulbs, moving office and building furniture/equipment as needed, and keeping the building in a clean and orderly condition. Heavy cleaning duties include shampooing rugs, washing walls, removing rubbish and cleaning snow or debris from sidewalks.
 Provide inventory updates of custodial supplies and equipment, direct/assist new employees, and recommend corrective action.


PHYSICAL AND MENTAL REQUIREMENTS
 Ability to walk, stand, sit, tilt head, stretch, push/pull and/or lift objects, use all muscles and work in a kneeling or reaching position
 Ability to be in a crouching position and regularly twist and bend body at the waist, shoulders or legs.
 Ability to lift or stack materials weighing 50 lbs. Up to a distance of 200 feet
 Ability to occasionally lift items weighing 100 lbs. and lift arms for cleaning and general maintenance functions.
 Ability to work in areas or on equipment that often creates conditions of dust and/or dampness
 Ability to work with chemicals, solvents, cleaners and solutions in dry, liquid, powder, spray and aerosol forms according to OSHA guidelines
 Ability to stand on ladders and climb multilevel stairways.
 Ability to use close/color vision and to adjust focus
 Ability to learn job-related information through oral instruction and observation, as well as read and interpret written instructions and labels.
 Ability to work in a variety of environments (i.e. indoor, outdoor, warm, cold and noisy)
 Ability to observe and promote safety and security procedures.
 Ability to effectively respond to emergencies by administering CPR and First Aid effectively.
