Position Summary

We are seeking a motivated, self-starting Maintenance Technician to support the care and upkeep of our assisted living facility. This role includes performing routine and emergency maintenance tasks, groundskeeping, apartment turns, and various repair projects to ensure the safety, comfort, and functionality of the facility.

The ideal candidate has a minimum of one year of maintenance experience, preferably in an assisted living or multi-family housing setting, and possesses or is willing to acquire skills in plumbing, electrical work, carpentry, and painting.


Essential Job Functions

  • Perform routine preventive maintenance on building systems, equipment, and machinery to ensure safe and efficient operations.

  • Troubleshoot, repair, and replace defective parts on machines, systems, or structures using hand and power tools.

  • Assemble, install, and repair electrical, plumbing, and mechanical systems.

  • Conduct apartment turns, including minor repairs, painting, and furniture setup.

  • Maintain grounds by landscaping, pulling weeds, picking up debris, and performing seasonal tasks.

  • Perform cleanup of work areas, tools, and equipment at the end of tasks or shifts.

  • Prepare meeting areas for events and assist staff, families, and visitors as needed.

  • Respond to after-hours emergency maintenance calls and ensure timely resolution of issues.

  • Follow all safety, health, and regulatory standards, reporting unsafe conditions or incidents to the Maintenance Director.

  • Complete maintenance documentation and work orders accurately and on time.

  • Attend in-services and required meetings.

  • Perform additional duties as assigned.

Experience & Qualifications

  • High school diploma or equivalent; minimum of 1 year maintenance experience, preferably in assisted living, long-term care, or multi-family housing.

  • Knowledge of or willingness to learn plumbing, electrical, carpentry, and painting.

  • Familiarity with maintenance tools, machines, and equipment, including their repair and proper use.

  • Ability to read blueprints, repair manuals, and follow technical instructions.

  • Strong problem-solving skills and the ability to prioritize multiple tasks.

  • Excellent communication, teamwork, and customer service skills.

  • Valid driver’s license and good driving record.


Work Environment & Physical Requirements

  • Work may involve exposure to outdoor weather conditions, traffic, bodily fluids, odors, dust, and fumes.

  • Noise levels may vary from moderate to loud when using tools or machinery.

  • Frequent physical activity, including standing, walking, bending, stooping, kneeling, reaching, lifting, and moving equipment or furniture.

  • Regularly lift/move up to 25 lbs; occasionally lift/move up to 50 lbs; with assistance, may lift up to 100 lbs.

  • Required vision abilities: close and distance vision, color discrimination, peripheral vision, depth perception, and focus adjustment.

  • Must wear protective clothing when necessary.
