Job Description
Position: Maintenance Technician
Location: Alpharetta, GA area (on the road)
Position Summary
The Maintenance Technician is responsible for performing repairs, renovations, and ongoing maintenance across a portfolio of single-family rental homes. This position supports property operations by ensuring homes are safe, functional, and well-maintained for residents. The role contributes to resident satisfaction, asset preservation, and operational efficiency. It requires strong technical expertise, effective communication, and the ability to manage multiple priorities in alignment with company objectives.
Essential Job Functions
1. Functional Responsibilities
• Perform preventative, corrective, deferred, and emergency maintenance across assigned properties
• Diagnose and complete repairs related to HVAC, plumbing, electrical, appliances, and general home systems
• Complete and document work orders accurately and promptly using company-issued mobile devices
2. Operational / Departmental Support
• Coordinate with dispatch, vendors, and internal teams to ensure timely service completion
• Maintain inventory of tools and supplies needed for daily maintenance activities
• Support property readiness by assisting with renovations, turns, and quality control checks
• Provide a high level of customer service as the primary field representative
• Promote company values and maintain professionalism in all interactions
3. Compliance & Risk Management
• Ensure adherence to applicable federal, state, and local regulations
• Maintain required documentation and reporting standards
• Identify and escalate compliance or safety risks as appropriate
• Follow OSHA and company safety standards; report unsafe conditions promptly
4. Additional Responsibilities
• Maintain a courteous and professional demeanor with residents, vendors, and colleagues
• Currently does not require on-call or emergency work, but may in the future
• Perform other duties as assigned to support business objectives
Performance Expectations & Key Metrics
Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:
• Complete an average of 3-5 work orders per day, depending on work order complexity and market volume
• Maintain 90% or greater completion rate for assigned work orders
• Complete at least 85% of work orders without vendor involvement.
• Maintain repeat visits for the same issue below 5% monthly
• Achieve resident net promoter scores of 8 or higher through resident survey platforms
• Maintain 100% compliance with company safety policies, required certifications, and operational procedures
• Complete required documentation, photos, and work order notes within the same
day of service completion
• Maintain inventory, tools, and company equipment in accordance with company standards and audit
requirements
• Complete all required training and compliance courses by assigned deadlines
Required Qualifications
Education
• High school diploma or equivalent required
Experience
• 3+ years of experience in residential maintenance or related field
Skills & Competencies
• Strong organizational and time-management skills
• Effective written and verbal communication skills
• Analytical thinking and problem-solving ability
• Proficiency in mobile technology and work order systems
• Ability to manage multiple priorities and meet deadlines
Preferred Qualifications
• Experience in single-family rental or property management environments
• Certifications in HVAC, electrical, or plumbing trades
• Industry certifications or licenses: EPA Certification, HVAC Certification, or equivalent
Physical Requirements

• Ability to perform physical tasks commonly associated with property maintenance and field operations, including but not limited to standing, walking, bending, kneeling, crouching, crawling, and climbing ladders or stairs
• Ability to lift, carry, push, and/or pull materials and equipment of varying weights (up to 50 pounds or more, with or without assistance)
• Ability to use hands and tools to handle, control, or feel objects, tools, or controls, including repetitive motions
• Ability to work in various positions and access confined or elevated spaces as required
• Ability to operate standard maintenance tools, equipment, and mobile technology (e.g., smartphones, tablets)
• Ability to communicate effectively in English, both verbally and in writing, as required for safe and effective job performance
• Sufficient vision (with or without correction) to safely perform job duties, including close, distance, and peripheral vision

Work Environment

• Regular work performed in residential properties, including occupied and vacant homes, construction or renovation sites, and outdoor environments
• Frequent exposure to varying weather conditions, including heat, cold, humidity, and precipitation
• Exposure to dust, odors, noise, chemicals, insects, rodents, and other environmental conditions typical of maintenance, repair, and construction work
• Use of personal protective equipment (PPE) as required
• Work may involve travel between multiple properties within an assigned region
• Interaction with residents, vendors, contractors, and internal team members in a professional manner
• Work is often fast-paced with changing priorities, service requests, and deadlines
• On-call, overtime, or extended hours may be required based on business needs, including evenings and weekends
