Position Overview
Reporting to the Director, Asset Management, the Analyst, Asset Management’s responsibilities include performing detailed financial and sensitivity analyses; identifying and implementing value‑add strategies; creating and managing annual operating and capital budgets; maintaining ongoing liaison with property management teams; attending acquisition site visits and supporting due diligence efforts; conducting regular site visits across the portfolio to assess asset performance and execution of business plans; assisting with obtaining vendor quotes and sourcing service providers as required; providing clear direction to management teams on the scope, scheduling, and timing of capital expenditure and suite renovation programs; ensuring properties achieve targeted turnover and market rents; and preparing comprehensive monthly portfolio reports incorporating operating performance and capital progress.
Key Responsibilities
- Support the Asset Management team in acting as the landlord’s representative by assisting with the coordination and oversight of property managers and external service providers
- Participate in regular property site visits and inspections, documenting observations related to capital projects, suite renovations, in‑suite maintenance, and general property condition
- Assist with sourcing vendors and obtaining quotes for capital projects and maintenance initiatives, including organizing proposals and maintaining vendor records
- Monitor leasing performance, turnover, and rent levels to support the achievement of market rents and portfolio occupancy targets
- Assist in the preparation of annual operating and capital budgets, including data collection, variance analysis, and supporting schedules
- Prepare market research and competitive analysis reports evaluating rents, occupancy levels, and asset positioning relative to comparable properties
- Support evaluation of potential value‑add initiatives, including capital improvements, suite renovation programs, rental incentives, and operational enhancements
- Assist in the development and enhancement of asset management tools, models, processes, and reporting templates
- Support compliance tracking related to lender requirements, municipal regulations, and governing authorities (e.g., TSSA, ESA), and assist in monitoring and addressing deficiencies
- Provide analytical and administrative support for acquisition, disposition, leasing, and financing activities, including due diligence coordination and documentation review
- Analyze operating expenses, including utility consumption, and prepare summaries identifying trends and potential cost‑saving opportunities
- Assist in the preparation of monthly asset management reports and respond to ad hoc analysis and reporting requests from senior management

- Strong analytical capabilities, with the ability to evaluate, synthesize, and interpret large volumes of information while maintaining a high standard of organization, accuracy, and quality control
- Excellent written and verbal communication skills, with the ability to clearly and professionally articulate analysis, insights, and recommendations to various stakeholders
- Advanced proficiency in Microsoft Excel, including the ability to build, maintain, and update complex financial and analytical models
- Proven ability to manage multiple priorities and meet tight deadlines without compromising accuracy or attention to detail
- Highly organized and detail‑oriented, with strong multitasking and technical skills in a fast‑paced environment
- Collaborative, team‑oriented mindset with the ability to work effectively with senior leadership and contribute thoughtful insights to executive‑level discussions
- Self‑motivated and adaptable, capable of working both independently and collaboratively while managing a demanding workload
Education/Experience Required
- Completion of a post‑secondary degree in Finance, Business Administration, Real Estate, Economics, or a related discipline; completion of graduate studies is considered an asset
- 1-2 years of related work experience in the real estate industry is considered an asset
- Adequate working knowledge of contracting processes and capital expenditure projects
- Experience with Yardi is considered an asset
- Advanced proficiency in Microsoft Excel, PowerPoint, and other Microsoft Office applications is required
- Must possess and maintain a valid driver’s license and access to an operating vehicle
- Experience, ability, and willingness to work outside of regular business hours as operational requirements dictate
