About the Position
DevCo US Construction is hiring for a Full-Time Construction Project Manager to join our collaborative team in Mesa, AZ (Recker Gardens project)! Responsible for overseeing our new ground-up construction project for DevCo US Construction. The Project Manager will utilize fundamental Construction Management best practices to complete projects including construction terminology, law and statutes for each state, health and safety laws, blueprint reading, and work with the Development Manager, taking a project from conception, planning, design, budgeting, construction through project completion.

Pay Details: $115,000 to $145,000 in Annual Salary + Performance bonus target of 15%
Schedule: Monday to Friday with a schedule as agreed upon with the hiring manager.

Essential Duties and Responsibilities:
- Supervise, coordinate and monitor the planning, design, and construction or renovation projects using fundamental project management Best Practices.
- Work with project team to develop and maintain project scope, schedule and budget using computer applications and approved process.
- Review each assigned projects and develop Request for Proposals through completed contract documents for each project.
- Support the Development Manager by assisting with property condition assessments, interviewing and hiring of professional services for each assigned project.
- Support and manage allocated project funds for each assigned project. Maintain good stewardship of these funds.
- Support assigned Development Manager for any new construction and renovation needs.
- Document and report status of scope, schedule and budget changes throughout construction using established software (Smartsheet).
- Develop and maintain a list of qualified Architects, Engineers and Construction Contractors
- Travel to DevCo Preservation project sites and perform on-site inspections and project related meetings as needed.
- Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
- Attend training classes as scheduled and assigned.
- Additional duties as assigned by supervisor.
Knowledge, Skills and Abilities:
- Familiarity with all aspects of construction management, including construction terminology, law and statutes for each state, health and safety laws, blueprint reading, and taking a project from conception, planning, budgeting, through completion.
- Familiarity with Low Income Housing Tax Credits and philosophy, including a basic understanding of useful life expectations and value of interior and exterior components.
- Must be a team player and understand the importance that each position contributes to the department.
- Ability to provide exceptional customer service to internal and external customers.
- Ability to work productively in a fast paced, multi-tasked, and changing environment.
- Computer proficiency to include the use of email (Outlook), spreadsheets (Excel), documents (Word), scheduling software (MS Project), PowerPoint, SharePoint, and any other programs as needed.
- Manage the design, construction, and engineering efforts both remotely and without familiarity of the property/project.
- Excellent communication skills are required at all times.
Scope/Financial Responsibility:
The Project Manager is responsible for the construction budget. Our goal is to complete all of the assigned projects in the allocated budget period and within the identified schedule and budget.
- 4-year degree in a construction related field or commensurate field experience.
- 5-7 years work experience in construction project management with proven ability to use multiple types of software to efficiently manage projects.
- 1-5 years work experience in multi-family construction industry recommended.
- Must be able to speak, read and write English in a manner sufficient to carry out duties.
- Successful completion of background check and drug screen required.
- Must be legally qualified to work in the U.S. meeting I-9 guidelines.
