Job Responsibilities: (OTHER DUTIES MAY BE ASSIGNED)
- Lead, coach, and develop a team of Operations Specialists (OS) who are deployed into on-site property leadership roles such as: Director of Property Management (DPM) and Property Manager (PM).
- Design and implement structured training and continuous development for the OS role while assuring alignment with the company practices for training and onboarding.
- Ensure team members are proficient in all operational functions, including leasing, financial performance, resident experience, and team leadership to consistently, effectively and efficiently perform while on assignment.
- Establish clear performance expectations and accountability standards aligned with on-site property leadership roles.
- Oversee scheduling and deployment of Operations Specialists to assignments across the portfolio to support vacancies, transitions, and peak operational needs.
- Align assignment decisions with business priorities, ensuring that deployment is based on capabilities in line with need, not just availability.
- Partner with Regional Vice Presidents and Regional Directors to understand market needs and proactively plan coverage.
- Ensure Operations Specialists uphold company standards and drive performance outcomes while protecting the operating model during a period of instability.
- Hold specialists accountable for maintaining property-level standards, team performance, and resident experience.
- Reinforce a culture of ownership, where deployed specialists operate as the accountable leader of the community during their assignment.
- Translate company initiatives into actionable training and execution plans for the specialist team.
- Ensure consistent communication and knowledge transfer across the team to maintain alignment with home office support initiatives and that the team is current on all operational updates, including policies, procedures, and system changes.
- Conduct regular on-site visits to observe performance, provide coaching, and ensure execution consistency.
- Evaluate effectiveness of deployments and identify opportunities for improvement to create a learning system for the specialist team and a feedback loop to operational leaders.
- Maintain a strong connection to property operations to ensure training and development efforts reflect real-time business needs.
- Periodically step into on-site assignments or support roles to maintain firsthand operational insight and credibility.
- Use on-site exposure to continuously refine training programs and deployment strategies while managing feedback and escalations.
- Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems.
- Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion.

Skills, Knowledge & Expertise
- 7–10+ years of progressive experience in property operations, including leadership at the PM, DPM, RD, or equivalent level.
- Bachelor’s degree preferred.
- Proven ability to lead, develop, and influence teams across multiple markets.
- Strong operational acumen across leasing, financial performance, and resident experience.
- Experience in training, coaching, and organizational development preferred.
- Ability to manage multiple priorities and deploy resources effectively in a dynamic environment.
- Willingness to travel regularly (estimated 30–50%) to support on-site engagement.
