We are seeking a Service Manager to oversee maintenance operations for our 360-unit Hidden Lakes community in Miamisburg, OH. This leadership-focused role is ideal for a maintenance professional who excels at developing teams, driving operational excellence, and ensuring an exceptional living experience for residents.
Working closely with Property Managers and Regional Leadership, you will lead maintenance operations across assigned communities, oversee team performance, coordinate vendors, and ensure consistency in service quality, asset preservation, and resident satisfaction. As a Service Manager, you will be expected to:
Lead, coach, and develop maintenance team members across assigned communities.
Oversee daily maintenance operations, preventive maintenance programs, and make-ready schedules.
Direct work assignments, prioritize service requests, and ensure timely completion of maintenance activities.
Conduct regular property inspections to maintain safety, quality, and operational standards.
Manage vendor relationships, contractor performance, and maintenance-related expenditures.
Partner with Property Managers to deliver exceptional resident experiences through responsive service and strong communication.
Support hiring, training, performance management, and career development initiatives for maintenance staff.
Lead emergency preparedness planning, including severe weather response and operational escalations.
Monitor inventory practices, budgeting initiatives, and maintenance performance metrics across assigned properties.
Compensation & Incentives:
Base Salary: $52,000 - $56,000 annually
Up to 50% Rent Discount
Property Staff Shared Renewal Commissions

Hours & Schedule:
Monday – Friday- 8:00 AM to 5:00 PM
Full-Time, Exempt Position
Travel between assigned communities required
Availability required for significant emergencies, severe weather events, and critical operational escalations
What We'll Expect From You:
Valid driver's license and reliable transportation required.
Five or more years of maintenance operations experience preferred.
Two or more years of supervisory or multi-site leadership experience preferred.
Multifamily property maintenance experience strongly preferred.
EPA Certification and HVAC Certification required or ability to obtain within a designated timeframe.
Strong knowledge of building systems, maintenance operations, vendor management, and team leadership.
Experience with property management and maintenance software platforms preferred.
