Job Description

REPORTS TO: Coordinator, HVAC
DEPARTMENT/CAMPUS:: Maintenance
PAY GRADE: MT9 ($29.55 minimum)
FLSA: Non-Exempt


JOB PURPOSE SUMMARY:
This position is responsible for performing advanced maintenance, repairs, and inspections of HVAC systems across District facilities. This position ensures the efficient and reliable operation of heating, ventilation, and air conditioning systems, supports new construction projects, and handles emergency repairs.
 

KEY FUNCTIONS, ESSENTIAL DUTIES, AND RESPONSIBILITIES:
Heating, Ventilation & Air Conditioning (HVAC):
1. Expedites emergency repairs on heating and air conditioning systems to minimize downtime and ensure the safety and comfort of building occupants.
2. Assists in planning and inspecting new construction projects to help ensure HVAC systems are properly designed and installed according to District specifications.
3. Performs necessary repairs on HVAC equipment, including boilers, pumps, valves, chillers, compressors, air handlers, condensers, cooling towers, and associated controls and accessories.
4. Repairs or replaces, as appropriate, exhaust fans to maintain proper ventilation and air quality within District facilities.
5. Initiates necessary electrical checks to ensure the safety and functionality of HVAC systems.
6. Performs welding, cutting, and fabrication on equipment, as needed, to support repairs and system modifications.
7. Initiates the purchase of supplies for assigned equipment to ensure continuous operation and maintenance.
8. Assists in cataloging information on District HVAC equipment to maintain accurate and up-to-date records for all systems.
9. Performs tests on all open and closed loop systems and collaborates with necessary external vendors, as appropriate, to ensure the proper operation of HVAC equipment.
10. Inspects, cleans, lubricates, and changes belts and filters on assigned equipment to maintain optimal performance.
11. Performs preventative maintenance and emergency repairs, as necessary, on refrigerators, coolers, freezers, water fountains, and other equipment, as assigned.
12. Completes necessary work tickets, documenting hours worked, job costs, and all associated information related to tasks performed.
13. Maintains records to ensure compliance with environmental regulations and proper management of materials.
14. Collaborates with other Department HVAC personnel, as appropriate, to troubleshoot and calibrate DDC systems to their accurate and efficient operation.
15. Supports energy-efficient practices and sustainability initiatives within HVAC operations by identifying opportunities for system upgrades and adjustments that reduce energy consumption and environmental impact.
Compliance:
16. Performs all assigned work activities in accordance with standard procedures and protocols established by the department and District, and in accordance with applicable standards, procedures, protocols, practices, codes, and requirements as set forth by applicable regulatory and governing entities including, without limitation, Texas Education Agency, Environmental Protection Agency (EPA).Texas Department of Licensing and Regulation, Texas Energy Code, Texas Administrative Code, Texas Health and Safety Code, Occupational Safety and Health Administration (OSHA), Americans with Disabilities Act (ADA), and National Electrical Code.
17. Demonstrates and maintains relevant and up-to-date advanced working knowledge and understanding of safety compliance, environmental responsibility, energy efficiency, accessibility, and all other applicable requirements and standards relevant to the job function.
18. Monitors respective work activity for variances and anomalies.
19. Identifies and timely reports any known or suspected compliance issues to appropriate personnel.
20. Assists with audits and the preparation for audits, whether initiated internally or externally, as assigned.
21. Adheres to all other District wide policies and procedures including, but not limited to, human resources, safety, and emergency protocols.
General:
22. Demonstrates support towards the District's Shared Vision, Mission, and Promise 2 Purpose.
23. Assists department leadership in the compilation of miscellaneous confidential reports.
24. Attends departmental and organizational meetings, as required.
25. Participates in continuing education programs and related activities to maintain advanced understanding and working knowledge relevant and essential to the job function and trade.
26. Displays integrity, responsibility, accountability, teamwork, and ethics.
27. Performs assigned job duties and responsibilities in accordance with established performance expectations, as well as with District policies, procedures, protocols and standard practices.
28. Demonstrates advanced working knowledge and understanding in the proper repair, maintenance, and servicing of HVAC systems.
29. Demonstrates advanced working knowledge and understanding in the proper usage and maintenance of tools, equipment, and materials necessary for carrying out all essential duties and responsibilities relating to the repair, maintenance, and servicing of HVAC systems.
30. Demonstrates advanced working knowledge and understanding of building automation systems, energy management systems, computerized maintenance management systems, technical drawing and diagram software, remote monitoring tools, Microsoft Excel, Word, Outlook, and PowerPoint, Google Shared applications to include Google Sheets, Google Docs, and Google Slides, as well as other systems and applications relevant to the job function.
31. Maintains assigned work vehicle, tools, and equipment in clean, safe, and operable condition.
32. Performs other duties as assigned.
 

MINIMUM EDUCATION, EXPERIENCE & CREDENTIAL REQUIREMENTS
--High school diploma or equivalent GED
--Five years of experience working in a same or similar capacity within a commercial setting; or
--An equivalent combination of education and work experience
--Active, In Good Standing, and Duly obtained Section 608 Technician Certification through the United States Environmental Protection Agency
--Active, Valid, and In Good Standing Texas Driver's License
