Job Description

POSITION SUMMARY 

The Director of General Services provides strategic leadership and oversight for non-certified trades (e.g., painters, carpenters, glaziers), custodial services, and environmental health functions across the district. This role ensures that all facilities are clean, safe, well-maintained, and compliant with federal, state, and local regulations. The Director drives operational efficiency, service quality, and regulatory compliance to support safe and effective learning environments.

ESSENTIAL DUTIES

Operational Leadership & Service Delivery

  • Provide leadership and oversight of non-certified trades, custodial services, and environmental health operations.
  • Establish and monitor key performance indicators (KPIs), including work order completion, cleanliness standards, and preventative maintenance cycles.
  • Partner with school-based staff to support custodial operations and ensure consistent service delivery across all facilities.
  • Implement standardized processes and expectations to improve efficiency, accountability, and service quality. 

 

Custodial & Facility Readiness

  • Provide guidance, training, and support to school-based custodial personnel.
  • Establish and maintain district-wide cleaning standards and sanitation protocols.
  • Lead the district's summer readiness plan to ensure all schools are clean, safe, and fully operational for pre-planning and Day One.
  • Oversee procurement and use of custodial supplies, equipment, and green cleaning initiatives. 

 

Environmental Health & Compliance

  • Ensure compliance with all applicable environmental and safety regulations (e.g., EPA, OSHA, AHERA).
  • Develop and implement sanitation standard operating procedures (SOPs), including protocols for infectious disease prevention and response.
  • Oversee environmental programs related to indoor air quality, hazardous materials, and safety practices.
  • Maintain required documentation and reporting for inspections and regulatory compliance. 

 

Contract & Vendor Management

  • Evaluate, negotiate, and manage contracts for services such as waste management, recycling, specialty cleaning, pest control, and other facility-related services.
  • Provide oversight of contracted service providers, including landscaping, elevators/lifts, fire suppression systems, and remediation services.
  • Monitor vendor performance to ensure compliance with district standards, timelines, and service expectations. 

Budget & Resource Management

  • Develop and manage the operating budget for support services and environmental health functions.
  • Oversee procurement of supplies, equipment, and services to ensure cost-effective operations. 
  • Prioritize resources to address facility needs and maintain high standards of cleanliness and safety.

MIMIMUM QUALIFICATIONS


EDUCATION:

  • Bachelor's degree in Facilities Management, Environmental Health, Business Administration, or related field preferred; equivalent experience considered

CERTIFICATION/LICENSE:

  • Valid driver's license
  • OSHA certification (10 or 30) preferred
  • Certified Custodial Supervisor (CCS) or similar credential preferred
  • Environmental health or safety certifications (e.g., CHMM, REHS) a plus

WORK EXPERIENCE:

  • 5-8 years of experience in facilities, custodial operations, environmental health, or related field
  • Experience supervising multiple teams or functions preferred
  • Experience in K-12 or large institutional environments preferred


SALARY INFORMATION
Pay Grade : 137

Salary Range: Salary Schedules - Atlanta Public Schools
Work Days: Annual

KNOWLEDGE, SKILLS & ABILITIES

  • Knowledge of custodial operations, facility maintenance, and environmental health standards
  • Ability to lead multiple operational functions and teams effectively
  • Strong understanding of safety regulations and compliance requirements
  • Ability to manage vendor contracts and service performance
  • Strong organizational, problem-solving, and communication skills
  • Ability to plan and execute large-scale readiness efforts (e.g., summer preparation)

Strength: Ability to lift, push, pull and/or carry objects which weigh as much as 15 or more pounds on a frequent basis. 

Environmental Requirements: Ability to encounter constant work interruptions; work cooperatively with others; work independently; work indoors.

Mental Requirements: Ability to read, write, understand, interpret and apply information at a moderately complex level essential for successful job performance; math skills at a high school proficiency level; judgement and the ability to process information quickly; learn quickly and follow verbal procedures and standards; give verbal instruction; rank tasks in order of importance; copy, compare, compile and coordinate information and records. Understand how to manage stress

 

Additional Work Conditions & Physical Abilities: Will require travel to multiple sites.
