Responsibilities
The Controller at Hines will support the financial management, reporting and operational finance requirements for Hines Fresh Park Venlo and related portfolio companies. Reporting to the Finance Manager in Germany, the successful candidate will work day to day with local Property Management and Asset Management teams and will have exposure to senior management across Hines, including investment company boards, Asset Managers, Corporate Management, Portfolio Managers, Fund Managers and Fund Controllers, as well as external stakeholders.
This role will take ownership of internal and external reporting, outsourced operational finance processes and portfolio budget monitoring. The Controller will also contribute to acquisition, disposal, development and financing initiatives, and will support projects designed to improve the performance, output and efficiency of the finance function. Responsibilities include, but are not limited to:
Assume responsibility for outsourced operational financial processes for portfolio companies, including accounting, treasury, invoicing and payment processes.
Monitor budgets for the portfolio and provide timely analysis of financial performance, variances, cost-saving opportunities and revenue-enhancement opportunities.
Prepare and review internal and external financial reports, ensuring accuracy, completeness and timely delivery to relevant stakeholders.
Partner with Asset Management and Property Management teams by providing accurate financial data, investor reporting support and clear communication on portfolio performance.
Oversee the financial aspects of development projects within the portfolio, including coordination with internal teams and external service providers as needed.
Support acquisition, disposal, financing and development initiatives through underwriting, due diligence, tax structuring input and transaction-related financial analysis.
Verify and code accounts payable invoices related to the property, tenant service charges and other portfolio activity, coordinating with outsourced providers where applicable.
Provide ad hoc support on accounts payable, accounts receivable and other operational finance questions from tenants, suppliers and internal stakeholders.
Contribute to process improvement projects that increase the quality, efficiency and scalability of the finance function.
Qualifications
Minimum Requirements include:
Master’s degree in business administration, economics, finance or a related discipline preferred, or equivalent directly relevant experience.
Approximately 3+ years of relevant experience in a Big 4 environment, real estate finance, private equity, fund accounting, controlling or a comparable finance role with international exposure.
Experience with financial reporting, budget monitoring, accounting processes, treasury, invoicing, payments and portfolio-level finance support.
Exposure to outsourced accounting or operational finance service providers would be advantageous.
Experience supporting real estate acquisitions, disposals, developments, financing, due diligence, underwriting or tax structuring would be advantageous.
Experience working in an international setting with multiple internal stakeholders and external advisers is preferred.
Professional working proficiency in English and Dutch required.
Advanced Excel skills required; affinity with PowerBI would be advantageous.
Knowledge of Yardi and/or JD Edwards accounting systems would be advantageous.
Strong analytical capability, accuracy and attention to detail, with the judgement to identify issues and propose practical solutions.
Curious, flexible and eager to learn, with the confidence to take ownership and improve processes.
Team-oriented and collaborative, while also able to work independently and manage responsibilities with limited supervision.
Strong communication skills and the ability to work effectively with Finance, Property Management, Asset Management, Fund Management, tenants, suppliers and external stakeholders.
