Position Summary

The Vice President, Investments, West originates, evaluates, and executes retail acquisition and disposition opportunities for Sterling’s growing portfolio of retail centers throughout the western region.

This role assesses market dynamics and applies Sterling’s investment criteria to build a disciplined pipeline, leveraging a robust broker network and direct owner relationships while partnering closely with Sterling’s senior leadership and cross-functional teams.

Responsibilities

  • Source and pre-qualify off-market and marketed retail investment opportunities across the assigned region.
  • Maintain and grow a broker and owner relationship network to drive consistent deal flow and market intelligence.
  • Evaluate opportunities through underwriting review, market research, site visits, and business plan development, in partnership with Sterlings investment support team.
  • Present prospective acquisitions and dispositions to senior management with a concise investment thesis, risks, and recommended strategy.
  • Lead transaction execution from LOI through closing, coordinating due diligence and closing deliverables with Transaction Management, Legal, Leasing, Accounting, and Construction.
  • Support preparation of investment committee materials (as applicable) and ensure alignment with Sterlings fund investment strategies.
  • Conduct frequent market evaluation visits and site tours to validate investment assumptions and strengthen local market perspective.

Qualifications

Education: Bachelor’s degree in Business, Finance, Real Estate, or a related field required; graduate degree (MBA or similar) preferred.

Experience: 8+ years in commercial real estate, with demonstrated expertise in retail acquisitions and/or dispositions.

 Skills & Abilities

  • Demonstrated ability to source opportunities through continuous networking, market coverage, and proactive lead development (including off-market deals).
  • Proven relationship-builder with brokers and owners, with the ability to create and maintain long-term, trust-based partnerships.
  • Strong analytical, organizational, and presentation skills; able to communicate an investment thesis clearly to senior stakeholders.
  • Strong negotiation skills with demonstrated transaction experience (LOIs, purchase agreements, due diligence, and closing process).
  • Demonstrated ability to apply market and site selection criteria consistent with investment strategy.
  • Ability to work independently and drive results by influencing cross-functional partners and keeping multiple workstreams on track.
  • Strong interpersonal skills and demonstrated ability to manage and motivate broker relationships across multiple markets.
  • Willingness to travel overnight as needed.
