Position: Maintenance Technician
The Maintenance Technician plays a vital role in ensuring the upkeep, safety, and overall appearance of community properties. Working closely with the Maintenance Manager, this role focuses on preventative care, timely repairs, and creating a well-maintained environment for residents.
Key Responsibilities
- Routine Maintenance & Repairs: Perform preventative maintenance and minor repairs (drywall patching, painting, lightbulbs, minor plumbing leaks/clogs) at the Lakehouse, Wellness Center, pool deck, sport courts, gates, docks, and mail kiosks.
- Pool & Amenity Care: Organize pool chairs and rinse decks daily. Clean BBQ grills daily. Keep maintenance storage rooms and tools clean and organized.
- Grounds & Janitorial: Routinely empty trash in common areas. Inspect sidewalks and roadways for debris. Perform interim cleaning and replenish paper supplies between professional janitorial service days.
- Safety & Compliance: Monitor amenity areas for trespassing nonresidents, politely asking them to leave or contacting authorities. Report major issues to the HOA Manager.
- Event Support: Assist with setup, breakdown, and cleanup for community events and meetings. Handle other reasonable tasks requested by the Manager.

Qualifications & Skills
- Experience: Prior general maintenance, janitorial, or property upkeep experience required. HOA or property management experience is a plus.
- Skills: Strong problem-solving, time management, and organizational skills. Ability to work independently.
- Physical: Ability to lift up to 50 lbs and perform tasks requiring standing, bending, and kneeling for extended periods outdoors.
- Logistics: Valid driver’s license and reliable transportation required.
- Demeanor: Professional, friendly, and courteous when interacting with residents and guests.

- Schedule: Monday – Friday, 8:30 AM – 12:30 PM

Pay and Benefits:
$20.00 /hour to $22.00 /hour, depending on education and experience.
