Job Description
Marq Logistics is the global logistics real estate platform of Ares Management, overseeing more than 50 million square metres of industrial facilities across the Americas, Europe, and Asia‑Pacific.
Marq Logistics is seeking a Property Manager to lead the management of its industrial portfolio across Poland. This role carries broad responsibility across lease management for multi‑tenanted assets, property operations, budgeting and oversight of operational and capital expenditure, tenant relationship management, and coordination of maintenance activities. The portfolio spans key logistics hubs including Warsaw, Gdańsk, Poznań and Lublin, with continued growth expected.
Key Responsibilities
- Property Operations: Oversee day‑to‑day building functions, inspections, safety compliance, and upkeep. Ensuring readiness of the property for sale (active participation in DD preparations and processes).
- Tenant Management: Handle tenant inquiries, complaints, move‑ins/outs, and enforce lease terms.
- Financial Management: Prepare OPEX and CAPEX budgets, collect rent, track expenses.
- Vendor Coordination: Manage contractors – Facility Management, Security, Cleaning, snow removal, and other contractors, regular and ad-hoc tendering and negotiating service agreements, ensure timely maintenance.
- Regulatory Compliance: Ensure adherence to the regulations, fire safety codes, and company policies.
- Maintenance Oversight: Schedule repairs, conduct routine inspections, and maintain property condition standards.
Required Qualifications
- 5-10 years in industrial property oversight
- Familiarity with leasing laws, fair housing rules, and safety standards.
- Ability to manage budgets, analyse financial reports, and control operating costs.
- Strong interpersonal and conflict‑resolution abilities.
- Experience with property management systems (e.g., Yardi, Anaplan, various ESG reporting tools), and Excel
- Ability to manage multiple properties across Poland, tasks, and deadlines, teamwork skills.
- Fluency in English
- Experience with Budget Forecasting
Compensation
The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
Salary range: 400,000-450,000 PLN gross per annum
