What this job involves:
As an Operating Engineer at JLL, you will be a technical specialist responsible for the comprehensive operation, maintenance, and repair of critical facility equipment and systems, with particular emphasis on commercial HVAC operations. This role requires you to demonstrate deep expertise in commercial heating, ventilation, and air conditioning systems while maintaining multi-skilled capabilities across electrical, plumbing, and central utility plant operations. You will ensure all building systems—especially complex HVAC infrastructure—operate at optimal performance levels while maintaining the highest safety and quality standards that support JLL's commitment to exceptional facility management and client service.
What your day-to-day will look like:
- Execute preventative maintenance programs on commercial HVAC systems including chillers, boilers, air handlers, cooling towers, building automation systems, and associated equipment through cleaning, inspecting, calibrating, and replacing components to optimize system performance and energy efficiency.
- Troubleshoot and repair commercial HVAC equipment including rooftop units, split systems, variable air volume (VAV) systems, direct digital controls (DDC), and related mechanical systems to maintain optimal environmental conditions.
- Monitor and adjust HVAC control systems, record equipment readings, and make necessary modifications to ensure proper operation, temperature control, humidity management, and indoor air quality across all facility systems.
- Perform maintenance, monitoring, and repairs on mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain comprehensive facility standards.
- Review monthly client service request summaries to identify and resolve recurrent HVAC and operational problems, implementing corrective actions to prevent system failures.
- Monitor and evaluate vendor and supplier performance regarding HVAC parts quality, service standards, and competitive pricing.
- Verify accuracy of deliveries including count, pricing, and product descriptions for HVAC components and general facility supplies.
- Conduct periodic checks of tool and instrument inventory, including HVAC-specific diagnostic equipment, to ensure operational readiness.
Required Qualifications:
- Deep technical expertise in commercial HVAC systems including chillers, boilers, air handlers, VAV systems, cooling towers, and building automation/control systems.
- Multi-skilled capabilities across various building systems including electrical, plumbing, and central utility plant operations.
- Proven experience troubleshooting and repairing complex commercial HVAC equipment and mechanical systems.
- Experience with facility services, preventative maintenance programs, and HVAC system optimization.
- Knowledge of safety protocols for refrigerant handling, hazardous material storage, usage, and disposal.
- Understanding of quality control processes, vendor management, and HVAC parts procurement.
- Ability to read and interpret HVAC blueprints, schematics, and technical manuals.
- Capability to work independently and complete daily/weekly work assignments effectively.
Preferred Qualifications:
- EPA Universal Refrigerant Certification (Section 608) or equivalent HVAC certification.
- Formal training or certification in commercial HVAC systems, building automation systems (BACnet, Metasys, Tridium, or similar platforms), and control technologies.
- Experience with advanced HVAC diagnostics, energy management systems, and performance optimization strategies.
- Background in contractor oversight specifically for HVAC maintenance and installation work quality monitoring.
- Knowledge of ASHRAE standards, building codes, and industry best practices for commercial HVAC operations.
- Experience with purchasing processes and cost management for HVAC parts and maintenance operations.
- Familiarity with predictive maintenance techniques and condition-based monitoring for commercial HVAC equipment.
