Job Description
Wage Range: $16.90 - 19.43 per hour
POSITION SUMMARY
Under general supervision of the Manager or Maintenance personnel, the Janitor is responsible for keeping exterior, common areas, vacant units, sidewalks and alleyways of property(ies) in a clean and safe condition.
ESSENTIAL DUTIES AND RESPONSIBILITIES
General duties:
- Cleans all hallways.
- Cleans all common and reception areas.
- Cleans all vacant apartments.
- Cleans all parking areas, sidewalks and alleyways.
- Cleans on-site management offices.
- Maintains congenial relationships with all residents, is understanding of and sensitive to cultural background, economic status, those with special needs, and adheres to Fair Housing requirements.
Specific duties:
- Vacuums carpets.
- Washes windows and walls, ceilings, woodwork, door panels and sills (interior/exterior).
- Keeps sidewalks clean (i.e., sweep, shovel, power wash).
- Blows leaves from parkways.
- Sweeps, scrubs, waxes, polishes and/or vacuums floors.
- Picks up trash and sidewalk debris in and around the property.
- Empties and sanitizes trashcans and ashtrays.
- Cleans appliances, rugs, carpets, upholstered furniture and draperies, screens and filters
- Dusts blinds, furniture and other apartment fixtures.
- Maintains appliances and plumbing.
- Assists with painting, as directed.
- Replaces burnt-out bulbs and air conditioner filters, as needed or requested.
- Prepares dumpsters for garbage and recycle pick-up
- Checks locks while working in specific areas.
- Replenishes bathroom supplies in common bathrooms.
- Sets up, picks-up and cleans-up tables and chairs in meeting or dining rooms for miscellaneous social program activities, as requested.
- Reports maintenance problems or any noticeable damage or needed repairs to Manager or maintenance personnel.
- Reports to Manager any excessive noise, disorderly conduct, or misuse of property.
- Maintains appropriate janitorial supplies. Notifies immediate supervisor when supplies need to be replenished.
- Attends staff meetings and resident meetings, as required.
- Actively participate in our culture of inclusivity.
- Must have access to reliable transportation to travel during the business day to Eden properties, training sites and retail stores.
EDUCATION and/or EXPERIENCE
- 1 year janitorial or related experience and/or training;
- OR equivalent combination of education and experience.
PREFERRED SKILLS and/or ABILITIES
- Plumbing and mechanical aptitude; good safety habits.
- General understanding of ongoing housekeeping and cleaning procedures.
- Trustworthy.
- Exercise common sense, good judgement, consistency and self-control in day-to-day contact with residents and in other business-related matters.
- Familiar with power, water and gas turnoffs, clean out traps, fire extinguishers and fire systems.
- Ability to work with minimum supervision.
- Attentive to detail.
- Ability to work independently and in a team environment.
- Experience working with diverse groups, i.e., staff, residents and suppliers.

CERTIFICATES, LICENSES, REGISTRATIONS
All employees are required to have reliable transportation (private or public) in order to commute to work, attend work related trainings and other activities, as assigned. Pre-approved work-related travel is eligible for mileage reimbursement.

Ability to read and comprehend written instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization. Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

In exchange for reduced rent housing, the Night Manager is responsible for providing the after-hours management presence in coordination with or in the absence of a Community Manager. Ensures common area buildings are secured after-hours, including but not limited to laundry facilities, community rooms, light checks, and other common areas where applicable. Responds to on-site emergencies during night shift by taking action to prevent or stop an emergency from escalating, while coordinating with the on-call team member who would relieve the night manager upon arrival on site.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Responds to calls on company issued cell phone beginning at 5:30 p.m. through 8:30 a.m., Monday through Friday and 24 hours on Saturday/Sunday and Holidays.
- As assigned or needed, performs janitorial duties such as taking out the garbage, placing the dumpsters in position for collection, building and property light check runs, light ground duties during nightly walk, etc.; Duties also include light maintenance, in cases of emergency, such as turning off the water valve on a toilet, faucet, main water valve, and water vacuum in cases of flooding prior to being relieved by on call team member.
- Exercises good judgment and own discretion to call for other staff or 911 for help in an emergency. Contacts on-call maintenance personnel for maintenance emergencies.
- Directs emergency personnel to various parts of grounds, buildings, or unit, as appropriate. Assist when necessary while emergency staff are on-site.
- Records any incidents, unusual occurrences or emergency/after-hours calls on a work order in Yardi.
- Maintains an oversight presence by responding and noting any suspicious activities or possible lease violations. Maintains oversight of interior common areas and exterior of the property, including the parking lots. Performs light check walks for the property and buildings and ensures all doors and windows in the common areas are locked, and alarms are set.
- Review of all House Rules and Lease provisions of the assigned property to ensure understanding of and what constitutes a lease violation so that proper notification and follow-through is communicated to the Community Manager.
- Responds to malfunctioning of irrigation system by turning off water or shutting down the irrigation system.
- Attends staff meetings where Night Manager duties are performed, at least once per month or as required. Attendance to the staff meeting can be done via phone.
- Attendance at resident meetings (quarterly for family sites and monthly for senior sites).
- Reports any changes to household composition to supervisor.
- Adheres to house rules of assigned property, including but not limited to pet, parking, storage, nuisance, sanitation, egress policies as described in Eden’s house rules.
- Adheres to unit inspection requirements to be completed twice a year by immediate supervisor to ensure unit is being maintained according to guidelines outlined in Eden’s house rules.
- Sets an example for the community by living up to Eden’s mission and core values.
SUPERVISORY RESPONSIBILITIES
This position has no supervisory responsibilities.

- High school diploma or general education degree (GED)
- OR 1-3 months related experience and/or training
- OR equivalent combination of education and experience

- Previous experience in property management a plus.
