Regional Maintenance Supervisor
Job Description
The Regional Maintenance Supervisor is responsible for leading maintenance operations across a portfolio of multifamily communities to ensure operational excellence, asset preservation, regulatory compliance, resident satisfaction, and financial performance. This role partners closely with Regional Managers, Community Managers, and onsite maintenance teams to standardize maintenance practices, improve property performance, and support and supervise capital and renovation initiatives, along with the owner’s agent, the Cap. Ex. Regional and ownership.
The Regional Maintenance Supervisor provides technical leadership, coaching, operational oversight, and quality assurance for all maintenance-related functions, including preventive maintenance, unit turns, emergency response, vendor management, safety compliance, hands-on on major repairs (water heaters, slab leaks, floods, and other emergency-related issues that require support and assistance), and capital project execution with the owner’s agent, Cap. Ex. Regional.
Regional Maintenance Operations Oversight:
- Oversee daily maintenance operations for a portfolio of multifamily properties to ensure company standards, curb appeal, service quality, and operational goals are consistently achieved.
- Conduct regular site visits and operational audits to evaluate maintenance performance, property conditions, unit quality, safety compliance, and overall appearance.
- Ensure communities maintain high standards for occupied units, common areas, amenities, mechanical rooms, vacant units, and exterior grounds.
Leadership, Training & Team Development:
- Provide direct leadership, mentoring, coaching, and technical guidance to Maintenance Supervisors, Maintenance Technicians, Porters, Groundskeepers, and other onsite maintenance personnel.
- Assist with recruiting, interviewing, onboarding, and retention of maintenance associates.
Unit Turns & Occupancy Readiness:
- Responsible for reviewing and approving in writing any expenses for all property-related maintenance items over $300.00 through $1,500. Anything over $1,500 requires approval from the Cap. Ex. Maintenance Regional.
- Oversee and inspect vacant unit turnover processes to ensure units are completed on time, within budget, and according to company quality standards.
Preventive Maintenance & Asset Preservation:
- Develop, implement, and monitor preventive maintenance programs for building systems, equipment, and common areas.
- Ensure timely completion of preventive maintenance schedules for HVAC systems, boilers, water heaters, fire safety systems, elevators, roofs, irrigation systems, pools, and other critical assets.
Budgeting, Cost Control & Financial Management:
- Assist with preparation and management of maintenance operating budgets and capital expenditure plans.
- Monitor maintenance spending to ensure expenses remain within approved budgets.
Vendor & Contractor Management
- Source, evaluate, negotiate, and manage third-party vendors and contractors. Negotiations must be conducted by the Regional Maintenance Supervisor, not the Community Manager.
- Ensure vendors meet insurance, licensing, safety, and contractual requirements.
Capital Projects & Renovations:
- Assist with planning, coordination, and execution of capital improvement projects, renovations, and property upgrades in coordination with owner’s agent, Cap. Ex. Regional.
- Oversee project schedules, contractor performance, budgets, and quality control in conjunction with owner’s agent, Cap. Ex. Regional.
Safety & Regulatory Compliance:
- Ensure compliance with all federal, state, and local regulations including OSHA, Fair Housing, EPA, ADA, and building code requirements.
- Conduct regular safety inspections and ensure correction of hazardous conditions.
Resident Service & Customer Experience
- Promote a resident-focused maintenance culture emphasizing professionalism, responsiveness, and quality service.
- Support onsite teams in resolving escalated resident concerns and service-related issues.
What you'll need: Experience, Qualifications and/or Special Skills desired.
- High school diploma or GED required; technical certification or degree in facilities management, construction management, HVAC, or related field preferred.
- Minimum 5–7 years of multifamily maintenance experience required.
- Minimum 2–3 years of regional or multi-site maintenance leadership experience preferred.
- Must possess and maintain a valid driver's license, as regular travel is required for this role.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, pools, irrigation, and general building systems.
- Familiarity with OSHA regulations, Fair Housing requirements, EPA regulations, and multifamily industry compliance standards.
