What You’ll Be Doing
Morgan Properties is hiring a full-time Maintenance Technician for a 288-unit apartment community located in Marlton, NJ. This role supports day-to-day maintenance operations, with a strong focus on HVAC, plumbing, and high-volume service requests.
As a Maintenance Technician, you will:
Troubleshoot and repair service issues, including HVAC (split systems), plumbing, appliances, carpentry, and electrical
Complete a high volume of daily service requests in a fast-paced environment
Focus on plumbing, HVAC, and appliance repairs across occupied apartment homes
Perform apartment turns and make-readies to prepare units for new residents
Maintain interior and exterior areas in accordance with company standards and safety requirements
Assist with grounds and seasonal responsibilities, including snow removal
Respond promptly and efficiently to maintenance requests and on-call needs
Communicate clearly and professionally with residents and office staff regarding repairs and updates
Compensation & Incentives
Base Pay: $20.00 – $23.00 per hour
Up to 50% Rent Discount
Property Staff Shared Renewal Commissions
Morgan Essentials: $300 quarterly
On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
Monday – Friday: 8:00 AM – 4:30 PM
Paid rotating on-call participation required (approximately every 4 weeks)
Must be available for after-hours emergency maintenance
Schedule subject to change based on business needs
What We’ll Expect from You
Required:
2–3 years of maintenance or related trades experience (multifamily or residential preferred)
Strong hands-on experience with HVAC systems, plumbing repairs, and general maintenance
EPA certification required
Experience troubleshooting appliances and completing service requests independently
Comfortable using a smartphone or computer system to manage work orders
Valid driver’s license and reliable personal vehicle
Ability to respond to on-call emergencies within a reasonable commute
