WinnCompanies is looking for a Resident Projects Estimator to join our military housing team at Fort Drum Mountain Community Homes located in Fort Drum, NY.
In this role, you will be be responsible for scoping homes for Change of Occupancy Maintenance (COM) including identifying and scheduling vendor work and in-house work for maintenance, painting, cleaning, flooring and environmental trades in accordance with time, budget and quality expectations. You will also work closely with COM Manager, Leasing Manager and COM Vendors.
The pay range for this role is $24.61-$27.07 per hour dependent on experience. This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.
Responsibilities:
Conduct move out assessments with departing residents and assess any charge for damages.
Inspect and scope homes for the COM process to identify accurate estimations of time and cost to make homes ready. including identifying and scheduling vendor work and in-house work for maintenance, painting, cleaning, flooring and environmental trades in accordance with time, budget and quality expectations.
Utilize SuiteSpot and Yardi to manage COM process.
May Perform Quality Control Activities and Subcontractor verification for operational and special project work.
Perform Quality Control checks for service request process for technician and subcontracted work to ensure time and quality expectations are met.
Coordinates with subcontractor on scheduling ensuring that the impact to occupancy and residents are minimized.
Requirements:
High school diploma or GED equivalent.
Strong general construction knowledge.
3-5 years of relevant work experience.
Experience in construction and / or remodeling / renovation of residential dwellings.
Knowledge of Environmental protocols specific to ACM, LBP and Mold.
Less than 1 year of supervisory / management experience.
A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
Proficient with web-based applications and computer systems such as Microsoft Office Suite.
Excellent customer service skills.
Solid organizational and administrative skills.
Ability to manage multiple assignments and tasks.
Ability to work with a diverse group of people and personalities.

Preferred Qualifications:
Carpentry, painting, plumbing, electrical, HVAC or appliance certifications.
