Where Leaders Are Built and Hard Work Is Recognized – Join Morgan Properties as a Service Manager       We are seeking a strong, results-driven Service Manager with a “Whatever It Takes” mindset to lead maintenance operations across 636 units at Astoria and Lakeside Crossing at Eagles Creek. In this leadership role, you will oversee the day-to-day performance, efficiency, and physical integrity of the community, ensuring all aspects consistently meet company standards and applicable regulations while driving team accountability and operational excellence.   As a Service Manager, you will be expected to:  Interview, hire and train new team members.  Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.  Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.  Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.   Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;  Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.  Manage and organize inventory of all maintenance materials.  Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.  Regularly inspect community buildings, including vacant units.  Planning, assigning, and directing the maintenance team.    Compensation & Incentives:  Base Pay: $ 60,320 – $64,480/ annually Up to 100% Rent Discount  Property Staff Shared Renewal Commissions  Morgan Essentials: $300 quarterly  On-Call Appreciation: $15/day for holding the on-call phone  Medical, Dental, and Vision Benefits  401(k) Retirement Plan with Company Match  Generous Paid Time Off, including 10 holidays per year and sick leave    Hours & Schedule: Monday – Friday: 8:00am to 5:00pm  Paid rotating on-call participation required  Must be available and prepared for emergency events  *Schedule subject to change based on business needs    What we’ll expect from you:  Active and valid driver’s license and personal vehicle.   HVAC/EPA/CFC Certification preferred.  5+ years of related experience, or equivalent education and experience   #AC4012
