WinnCompanies is looking for a Maintenance Supervisor II to join our Island Palm Community located at Wahiawa, HI.
Responsible for overseeing operations and directly supporting department manager. Provide quality control functions, manage subcontracted activities, training, coaching and staff development. Ensure that all operations are performed safely and results in favorable customer feedback which is documented by favorable customer service survey results. Will participate in on-call rotation as a supervisor.
This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.
The pay rate for this position is $32.65 per hour.
Responsibilities:
Participate in hire, termination, performance management and progressive discipline in coordination with DOM and HR. Train, coach and mentor team members. Schedules and adjusts technician’s daily work load. Assist in coordination of technician training and truck stock inventories
Maintain a close and highly responsive relationship to the day-to-day activities of the technicians, subcontractors, and residential service coordinators to facilitate the service and COM requirements for the location assigned. Adjust technician’s schedules as needed to complete all work requests in a timely manner. Develop and support technicians. Assist in the coordination of technician training, truck stock inventories, vacation planning, and company meetings. May be responsible for duties of Maintenance Technicians, Service Order Coordinators, COM coordinators and other Field Supervisors in their absence or as required.
Perform Quality Control checks for service request process for technician and subcontracted work to ensure time and quality expectations are met. Perform Quality Control checks throughout the COM process for technician and subcontracted work to ensure time and quality expectations are met.
Service Order Coordination includes investigation resident complaints and resolve when possible and coordinating subcontractor work and schedule specialty work to be performed outside of the normal appointment system. COM Coordination includes scope and identify tasks required for COM including estimating time and cost to complete repairs, coordinating contractor work.
Respond to service calls, complete COM work and other property maintenance requirements. Resolution of any maintenance related issues with residents concerning maintenance department and condition of the home. Elevate issue up to supervisor as needed. Must be able to handle issues of a more sensitive nature requiring a higher level of customer service skills. Participate in the on-call rotation as a supervisor.
Requirements:
High School diploma or GED.
3 - 5 years of relevant work experience.
Less than 1 year of required Supervisory/Management Experience.
Every employee must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.

Preferred Qualifications:
Carpentry, painting, plumbing, electrical, HVAC or appliance certifications.
