Job Description
We have an exciting opportunity for an experienced and commercially astute Property Portfolio Manager to join the Downer Group Property team.
This role is well suited to a strategic and collaborative property professional who thrives in a complex, multi-site environment and is passionate about delivering efficient, cost-effective, and high-performing property outcomes across a diverse portfolio.
As part of a high-performing team, reporting to the Group Manager, Property, you will play a key role in managing and optimising a geographically dispersed portfolio of commercial and industrial assets across Australia and New Zealand.
You will partner closely with internal stakeholders across the business to align property strategies with operational needs, manage risk, and ensure the portfolio delivers maximum value over the lifecycle of each asset.
About the Role
In this role you will:
- Manage all lease aspects across a diverse property portfolio
- Partner with Downer business units to understand requirements, manage risk, and optimise property outcomes
- Provide commercial leasing expertise including strategic analysis, advisory and execution
- Assist with capital transaction processes including acquisitions and divestments
- Drive cost efficiencies and maximise portfolio utilisation
- Support budgeting, forecasting, financial reporting, and facilities-related activities
- Prepare and deliver regular portfolio reporting to internal stakeholders and leadership
- Collaborate with internal functions including Legal, Procurement and Finance
- Contribute to property planning, delivery models (lease, licence, acquisition), and lifecycle management
This is a highly visible role where you will influence property strategy while ensuring strong operational execution across the portfolio.

You are a commercially driven and relationship-focused property professional who can balance strategic thinking with hands-on execution. You excel in stakeholder engagement and are confident navigating complex leasing and portfolio challenges.
You bring:
- Strong stakeholder engagement and business partnering capability
- Ability to translate high-level business needs into clear property strategies and requirements
- Demonstrated commercial acumen and negotiation expertise
You will also have:
- Extensive experience in corporate property portfolio management
- Proven ability to undertake Accommodation Needs Analysis and identify optimal delivery models
- Demonstrated capability to implement property strategies and negotiate favourable outcomes
- Strong network across commercial property agents and market participants
- Experience in capital transactions including acquisitions and divestments
- Working knowledge of Lease Eagle or similar lease management systems
- Understanding of lease accounting principles
- Property project management experience (desirable but not essential)
