The New Development Portfolio Manager is responsible for an assigned territory providing guidance and local operational support to the AMH Field Operations Team throughout the new home community onboarding process to support successful openings and ongoing management of maintenance, community appearance, and performance. Monitors and documents resident compliance with community rules and regulations to support community standards. Manages vendor performance and communicates expectations and scope requirements to ensure work is completed to company standards. Collaborates with cross functional business partners, including AMH Development, to support vendor RFPs, scopes, agreements, and invoice processing. Partners with internal stakeholders (e.g., Property Management, district teams, regional partners, National Portfolio Manager, etc.) on community initiatives to improve operational and maintenance performance, evaluate quality standards, and support best-practice development. Assists with the development and management of the community operations budget, monthly reporting, and partners with Property Operations for cost saving strategies. Serves as a local representative of the company in each community.

Responsibilities:

  • Manages the overall curb appeal and functionality of assigned communities by conducting regular site walks to assess signage, landscaping, amenities, HOA compliance, and surrounding standards. Meets with vendors to review performance and align expectations. Evaluates landscape health, irrigation system operation, and turf condition to identify deficiencies and drive timely corrective action. Communicates maintenance needs to appropriate departments and vendors, following up to ensure completion. Documents and reports resident violations to Property Management.
  • Responsible for vendor performance and communicates the proper scope of work and ensures completion to company standards. Provides direct oversight of landscape vendor accountability to include review and enforcement of irrigation maintenance schedules, landscape management programs, pest and weed control protocols, and seasonal service standards. Monitors vendor contracts and payment for accuracy. Ensures community policies and regulations remain consistent with local ordinances and company standards. Establishes business relationships with external partners (e.g., local vendors, realtors, HOA organizations, government entities, etc.).
  • Plans and coordinates transitions of AMH Community homes and common areas from AMH Development to Property Management from initial development to full community delivery completion. Ensures initial services are established in new home communities, common areas, and amenity facilities (e.g., landscaping, utilities, cleaning services).  Maintains effective working relationships with AMH Development partners. Regularly attends Development meetings and facilitates collaboration between Property Management and Development teams to ensure optimum outcomes for quality appearance and performance of the AMH Communities assigned.
  • Optimizes community performance. Establishes community budgets. Monitors contracts and expenses to ensure costs are in line with market standards.

Requirements:

  • High school diploma/GED required
  • Bachelor’s degree preferred (Real Estate, Operations Management, Finance, Business)
  • Minimum five (5) years of progressively responsible roles in a related background including proven experience in comparable field
  • Experience in residential construction environments, rental industry, and/or HOA management preferred
  • Experience supervising teams preferred
  • Experience as liaison between cross functional teams desired
  • Community/HOA management experience preferred
  • Community Association Manager License preferred
  • Valid driver's license and satisfactory driving record required
  • Intermediate knowledge of Microsoft Office Suite (Word, Outlook, PowerPoint, and Excel) and Microsoft Dynamics CRM desired
  • Knowledge of landscape management practices preferred, to include:
    • Irrigation system types and scheduling
    • Regional turf and grass species requirements
    • Pest and weed identification and treatment
    • Water conservation strategies
    • Seasonal color and plant health programs
    • Landscape vendor scope development and performance oversight
  • Excellent planning and organizational skills; ability to switch from task to task effectively
  • Ability to deal courteously with office personnel, construction teams, field teams, vendors, and the general public/residents
  • Excellent verbal and written communication and problem-solving skills
  • Strong customer, quality, and results orientation
  • Must be able to use discretion and independent judgment
  • Must be able to work well independently
  • Ability to work non-standard hours as needed
  • Will be required to physically tour and evaluate vacant and/or occupied homes

Compensation

The anticipated pay range/scale for this position is $71,545.00 to $89,448.00 Annually. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Additional Compensation

This position is eligible to receive quarterly bonus payments.
