The Engineer is responsible for the operation and maintenance of all building equipment and systems as well as performance of preventative and unscheduled maintenance; in accordance with Oxford guidelines. Contribute to the efficient operation of the property while optimizing engineering efforts to meet or exceed expectations. Work in partnership with property management and support teams (i.e. Accounting, Customer Service, Administration, Leasing, Engineering, Construction and HR) and encourage all vendors and staff to do the same.

This position is a fixed full-time schedule Monday – Friday 4:00pm – 12:00am

As a member of this team, you will be responsible for:

  • Assisting with/conducting the daily operations and maintenance of all building related systems including the mechanical, electrical, and plumbing systems and general maintenance requirements for the buildings

  • Performing assigned maintenance activities and projects

  • Performing preventive maintenance duties including changing filters, lubricating motors, replacing lamps, ballasts, and fixtures, inspecting, and adjusting belts, replacing motor bearings, aligning shafts, and other inspections and maintenance recommended by equipment manufacturers

  • Working to improve energy efficiency utilizing building software and providing ideas for energy savings while maintaining customer satisfaction

  • Immediately responding to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns

  • Complying with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits

  • Completing all required Oxford Properties Safety Training as scheduled annually

  • Complying with Oxford Properties Uniform Dress Code while working on the property and while visiting the property

  • Performing other related duties as assigned

To succeed in this role, you have:

  • Applicants must have a valid “Universal” level certification for CFC and HFC based refrigerants (EPA Section 608); to service, repair, or dispose of equipment that could release ozone depleting refrigerants to the atmosphere or any similar combination of education and experience

  • Applicants must have a valid NYC Refrigeration Engineer License.

  • Further appropriate license/permit for trade is a plus, i.e. Journeyman or Master Electrician License, City Licenses, Operators License, Steam Engineers License, etc.

  • Job may necessitate passing a government clearance for specific agency that is necessary component of job functions

  • Basic computer skills in Outlook, Excel & Word, and knowledge of CMMS software

  • Experience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.

  • Knowledgeable in energy management systems, techniques, and operations

  • Strong communication skills (both oral and written); organization skills, technical proficiency; problem solving and decision-making skills; and interpersonal skills

Working Environment & Physical Demands:

  • This job operates in a professional office environment. This role routinely uses standard office equipment and technology such as computers, phones, and photocopiers

  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)

  • May require shift work and/or on call duties

  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine

As required by New York City law, OMERS & Oxford provides a reasonable range of base salary for each role that is advertised in New York City. The salary offered to the successful candidate will consider a wide array of factors including but not limited to the individual’s skill set and level of experience applicable to the role they are being offered.

For New York City only, the hourly rate range for this role is $53.01/hr.

 

The annualized base salary ranges for the primary location and any additional locations are listed below. The base salary that is ultimately offered to the successful candidate will consider a wide array of factors including but not limited to the individual’s skill set. 

 

The expected hourly range for this position is $0.00 - $0.00 per hour.
