Job Description

Earlier this year, building on the strong foundation of Copenhagen Infrastructure Partners (CIP) as a fund manager, we introduced an optimized CIP Platform, with three platform companies providing services to CIP. To learn more, please refer to the CIP Platform section below.
In our optimized CIP Platform, CIP Terra Technologies – a project delivery company delivering projects from onshore wind, solar PV and battery energy storage systems, to bioenergy, thermal and transmission infrastructure – is currently looking for a Land Rights Manager to join the team in Metro Manila, Philippines.

Team

We are a multidisciplinary team driving large‑scale renewable energy projects in Philippines from early‑stage origination through execution and offtake. Our work sits at the intersection of strategy, execution, and market engagement, delivering high‑impact outcomes in a dynamic, high‑responsibility environment.

Role

The Land Manager handles the end-to-end land acquisition and procurement of authority to use, possess, and/or develop lands. The responsibility covers both (a) private land acquisition through sale, lease, grant of easement, or any other manner of property disposition or grant of authority to use, possess, and/or develop lands; and (b) securing of grant of authority to use public land through compliance with regulatory and permitting requirements.

Responsibilities will consist of but are not limited to:

  • Management of private land acquisition covering including property and landowner identification due diligence, contract negotiation and compliance and acquisition documentation.
  • Managing private land acquisition regulatory requirements, title transfer, annotation of lease agreement or any other encumbrances, clearance from encumbrances or annotation.
  • Act as interface with BARC, BIR RDO, LRA, Assessor's Office, LGU, and such other agencies involved in private land acquisition.
  • Manage government engagement on the necessary clearances and permits for the use, possession, and development of public and private lands. This includes the securing of: ECC, CNO, FPIC, SLUP, FLAG, SAPA, etc.; other tenurial instruments issued by the DENR and other clearances issued or granted by the NCIP; also any other clearance, permits, or certificates granting authority for the use, possession, and development of public land.
  • Handling of all land acquisition and land use regulatory requirements before the DOE, ERC, BOI, NCIP, NGCP, DENR, DAR, DA, DSHUD, DOJ, RD, LRA, PCA, PSA, BIR, LBP, LGUs, and such other agencies involved in the process of private land acquisition process and grant of authority to use public land, with the goal of using lands identified by the Company for its power projects.
  • Provide support in engaging and managing 3rd party service providers in land acquisition, including land brokers, land consolidators, GIS consultants, and others.
  • Ensure land rights documentation are bankable and perform any activities required by project lenders in relation to the perfection of security over the land rights under pertinent financing documents, including but not limited to the registration of security with the proper register of deeds.
  • Performing other tasks as assigned by the direct manager.

You

We are looking for someone with a bachelor’s degree with over 8–10 years of experience in land acquisition and land-use regulatory processes for power, renewable energy, and infrastructure projects who has minimum of 8 years handling private land acquisition and at least 7 years of direct engagement with government agencies, managing end-to-end regulatory approvals and compliance processes for public land use. Someone who has demonstrated ability to navigate complex regulatory environments, coordinate with key stakeholders, and complete land acquisition and permitting requirements in line with project timelines.

We look for the following in a candidate:

  • Regulatory knowledge: in-depth understanding of the Philippine land acquisition market, regulatory processes and permitting requirements
  • Stakeholder management: can coordinate with partners and maintain key stakeholder relationships
  • Effective communication skills: Fluent in English and Filipino with effective communication (verbal or written) skills, including effective land document and government correspondence drafting skills
  • Team-oriented: ability to take initiative and work effectively within a lean team and manage different workstreams simultaneously.
  • Able to handle desk and groundwork and willing to travel to project sites
  • Licensed driver
  • Can create own system or adapt to existing database management system
  • Meticulous with details, well organized, and self-motivated with strong analytical skills
