The Make Ready Technician prepares vacant apartments for market-ready condition by performing various maintenance and turnover duties including, but not limited to: Standard apartment turns and unit preparation Basic appliance repair and troubleshooting Drywall repair and touch-up painting Basic electrical repairs and fixture replacement Caulking and apartment touch-ups Trash-out and debris removal Testing locks and key sets Assisting with property inspections and apartment walks Maintaining grounds and common areas including trash pickup, sweeping sidewalks and breezeways, etc. Assisting Maintenance Technicians, Porters, and Housekeeping as needed This is a newer property, so the role will focus primarily on routine turns and general maintenance needs rather than extensive renovation work. Compensation & Incentives Base Pay: $18.00 –$19.00 /hr Up to 20% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 quarterly On-Call Appreciation: $15/day for holding the on-call phone Medical, Dental, and Vision Benefits 401(k) Retirement Plan with Company Match Generous Paid Time Off, including 10 holidays per year and sick leave Hours & Schedule Monday – Friday: 7:30 AM – 4:00 PM Position will eventually participate in rotating on-call responsibilities Must be available and prepared for emergency events as needed *Schedule subject to change based on business needs What we’ll expect from you: Active and valid driver’s license and personal vehicle. Live within a 30-minute commute of the property. Traditional maintenance skills and hands-on experience preferred. Experience with apartment turns, appliance repair, drywall, painting, and basic electrical work preferred. Candidates with strong work ethic, reliability, and willingness to learn are encouraged to apply. HVAC/EPA/CFC Certification preferred, but not required. One year of related maintenance experience, or equivalent education and experience.
