General Description
The Land Development Manager is responsible for overseeing project workflow from preconstruction planning to project closeout, including horizontal site work, utilities, and amenities. This role requires strong analytical, time management, and leadership skills to ensure projects are completed efficiently and in compliance with builder standards.
Key Duties
Project Oversight & Coordination:
Ensure property documents comply with builder standards and report any concerns.
Conduct regular site inspections to monitor project progress and risk management.
Develop and maintain project schedules to align with company objectives.
Coordinate with division managers, surveyors, engineers, and consultants to ensure smooth execution.
Oversee inspections, closeout requirements, and final plat submittals for developments.
Maintain regular communication with project engineers and ensure project milestones are met.
Construction Management & Compliance:
Supervise the construction of entrances, lots, amenities, and infrastructure within communities.
Ensure compliance with contract terms, builder specifications, and quality control standards.
Monitor project budgets, review field purchase orders, and generate reports.
Oversee contractors and inspectors to facilitate timely completion of land development.
Ensure compliance with NPDES/SWPPP programs and erosion control requirements.
Work with bank inspectors to meet requirements for development loans.
Safety & Risk Management:
Conduct on-site inspections, startups, walkthroughs, and turnovers to ensure safety and quality.
Identify potential project risks and provide proactive solutions.
Ensure all communities are maintained in clean and safe conditions.
General Responsibilities:
Maintain accurate documentation and reporting for all active projects.
Read, understand, and interpret construction drawings and specifications.
Perform incidental duties as needed to support company objectives.
Qualification Requirements
Education & Experience:
Bachelor’s degree in Construction Management, Business, Engineering, or a related field preferred.
2+ years of experience in land development, site construction, or project management.
Strong knowledge of grading, pipe installation (sewer, storm, and water), paving, and erosion control.
Experience with government and industry specifications for development projects.
Skills & Competencies:
Strong written and verbal communication skills.
Ability to manage multiple projects and deadlines simultaneously.
Knowledge of construction costs, materials, methods, and procedures.
Problem-solving skills with the ability to prioritize tasks and make informed decisions.
Proficiency in scheduling and workflow optimization to maximize efficiency.
Physical Demands
Frequent standing, bending, stooping, and crouching for extended periods.
Ability to lift up to 50 lbs frequently and up to 150 lbs with assistance.
Walk on uneven terrain in varying weather conditions.
Maintain constant awareness of multiple concurrent construction activities.
Work Environment
Both office and outdoor environments, with exposure to varying weather conditions.
Exposure to high noise levels, dust, grease, and heavy machinery.
Work near moving equipment and construction materials.
Handling of substances such as form oil, grease, curing compounds, gasoline, diesel fuel, and asphalt.
