Key Responsibilities
Fire Safety Operations Oversee daily fire safety operations across assigned commercial properties including office towers, retail spaces, and mixed-use developments. Conduct regular fire safety inspections of all building systems, common areas, and tenant spaces to identify and mitigate fire hazards. Maintain operational readiness of fire protection equipment including fire alarm panels, sprinkler systems, fire extinguishers, hydrants, smoke detectors, and emergency lighting throughout the portfolio.
Regulatory Compliance and Liaison Ensure strict compliance with National Building Code of India, local fire department regulations, state fire safety acts, and all applicable municipal bylaws. Maintain current Fire NOC (No Objection Certificate) and all required fire safety certifications for commercial properties. Coordinate with local fire stations, municipal authorities, and regulatory bodies for inspections, approvals, and compliance verification. Prepare and submit mandatory fire safety reports and documentation to authorities within prescribed timelines.
Emergency Response Management Serve as primary fire safety coordinator during emergencies, directing evacuation procedures and coordinating with fire brigade and emergency services. Maintain 24/7 readiness to respond to fire alarms, incidents, and emergencies across the portfolio. Establish and maintain strong working relationships with local fire departments to ensure rapid response protocols. Oversee the building emergency response team and ensure proper execution of evacuation procedures during drills and actual emergencies.
Tenant Coordination and Communication Work closely with commercial tenants to ensure their fire safety compliance, including fit-out approvals and ongoing operations. Conduct fire safety orientations for new tenants and provide guidance on fire safety requirements for their premises. Address tenant queries and concerns regarding fire safety systems, procedures, and emergency protocols. Coordinate with property management teams to communicate fire safety updates, scheduled drills, and system maintenance activities.
Fire Safety Training Programs Develop and deliver fire safety training for building staff, security personnel, housekeeping teams, and facility management personnel. Conduct regular fire drill exercises with clear documentation of participation, timing, and areas for improvement. Train Emergency Response Teams including floor wardens, fire wardens, and first responders within the commercial complexes. Educate building occupants on evacuation routes, assembly points, fire extinguisher usage, and emergency procedures.
System Maintenance and Testing Schedule and supervise periodic maintenance and testing of all fire protection systems through approved vendors. Ensure Annual Maintenance Contracts (AMCs) for fire systems are current and vendors perform timely servicing. Maintain detailed maintenance logs, test reports, and system performance records for all fire safety equipment. Coordinate system upgrades, replacements, and improvements based on regulatory requirements and best practices.
Risk Assessment and Mitigation Conduct comprehensive fire risk assessments for all commercial properties considering building design, occupancy patterns, and tenant activities. Identify potential fire hazards during property inspections and recommend corrective measures to minimize risks. Review and approve tenant fit-out plans from fire safety perspective, ensuring compliance with fire codes. Monitor high-risk activities including hot work permits, storage of flammable materials, and kitchen operations in food courts.
Documentation and Reporting Maintain comprehensive records including fire safety certificates, inspection reports, drill documentation, incident logs, and training records. Prepare monthly and quarterly fire safety reports for DLF management highlighting compliance status, incidents, and improvement initiatives. Investigate fire incidents and near-misses, documenting findings and implementing preventive measures. Ensure all statutory registers and logbooks are properly maintained and available for regulatory inspections.
