Job Purpose

The General Trades Manager is responsible for oversight and performance of the general maintenance, janitorial and grounds related to all Lansing offices, data centers and other buildings. The manager will also assist with assuring compliance with environmental, building, fire, health, OSHA and ADA codes and regulations.

Essential Responsibilities

  • Plans, coordinates, and supervises program activities including budget and project forecasting.

  • Supervises in-house maintenance staff as assigned and administers time off schedule, timecards, set goals and performance evaluations.

  • On-site supervision of contracted resources, administration of budgets and establishing schedules to effectively meet the company's business needs.

  • Maintains records for employee tasks and equipment maintenance utilizing the work order system.

  • Oversees janitorial vendors in the Lansing area; resolves issues related to building cleanliness.

  • Oversees waste management programs, including but not limited to recyclables, compostable, and trash.

  • Oversees the maintenance of elevators, overhead doors, dock lifts, scissor lifts and any other mechanical equipment not related to HVAC.

  • Assists in providing a safe, effective and secure work environment for all associates.

  • Works with vendors to obtain quotes and coordinate schedule for assigned scopes of work.

  • Maintains and repair doors, door hardware and thresholds.

  • Maintains Primus key records and coordinates installations with Corporate Security.

  • Maintains and repairs windows, mullions, frames and weather stripping.

  • Maintains and repairs ceilings, carpet, tile, grout, wall base and any other building finishes.

  • Installs and maintains drywall, painted surfaces, cabinets, drawers, countertops, whiteboards and miscellaneous office and breakroom items.

  • Assists with the installation or repair of system furniture and components.

  • Participates in the development and implementation of grounds and landscape management programs and service initiatives to ensure functional excellence through efficient and flexible plans and processes.

  • Oversees the weed control and pesticide control programs, which may include chemical application.

  • Oversees the snow removal program for the entire campus and other Lansing buildings.

  • Oversees lawn sprinkler program which provides for the installation, maintenance and repair of irrigation equipment.

  • Prepares reports for the Facilities Director regarding the status of physical assets, .

  • Monitors and controls supplies and equipment; order supplies and tools as necessary; prepares documents for equipment procurement and maintenance.

  • Oversees maintenance of landscape and snow removal equipment.

  • Maintains records of all work activity for landscape maintenance, regulatory requirements and weed control programs.

  • Requires after hours follow-up and/or management of certain activities (i.e. major irrigation issues and snow removal).

Other Duties

  • Must be willing to receive phone calls from staff when off duty to answer questions or give direction during emergency situations.

  • Must be willing and able to work 2nd shift and have the flexibility to work other shifts if the need arises.

  • Performs other duties and/or projects as assigned.

Knowledge, Skills and Abilities

  • Proficient in organizing, communicating with management and presenting proposals, problem solving, and providing excellent customer service.

  • Operational and functional understanding of computer-based facilities systems.

  • Must be able to utilize computer applications to generate spreadsheets, reports and develop required databases to support operations.

  • Knowledge of local laws, regulations, standards associated with health and safety, labor compliance. Ability to alter the work schedule to meet the company’s needs for snow removal and special events.

  • Must be self-motivated and proactive.

  • Position may require after hours follow-up and/or management of certain activities (i.e. major irrigation issues and snow removal).

  • Ability to interact directly with a variety of customers, vendors, associates, and management, is essential.

  • Periodic business travel to other Jackson locations may be required.

  • Excellent written and verbal communications skills, dedication, and commitment to providing excellent customer service and follow up is required.

Qualifications

  • Bachelor's Degree in Facilities Management and/or equivalent experience preferred.

  • 3+ years managing contractors, vendors and employees preferred.

  • 5+ years experience in general maintenance, carpentry, painting or a construction-related field required.

  • Must have a valid state issued driver’s license and be able to pass an annual motor vehicle background check required.
